This is a FULL-SERVICE MAINTENANCE CONTRACT. All HVAC hardware, software, controls, and building automation systems listed in the RFP are the complete responsibility of the Provider, unless explicitly excluded in writing. Additionally, all associated ventilation ductwork, chilled water piping, boiler/hot water piping, and water treatment equipment are not excluded and remain a part of this contract. The Provider shall maintain all hardware and software in premium operating condition, and operating at the highest efficiency. The Provider shall be 100% responsible for the cost of ALL labor, parts, materials, air filters, tools, etc., to provide the maintenance and repairs to the listed equipment. All replacement parts are to be new from the manufacturer. The Parish will not accept any used/refurbished/rebuilt motors and parts unless agreed upon by St. Tammany Parish Government (STPG). If a part is obsolete, the Provider shall replace the equipment to match the existing specifications of the failed unit, and at no additional cost to the Parish. Proactive replacements of major equipment (chillers, boilers, air handlers, etc.) are not considered a part of this contract, and the Parish expects to cover those costs under separate project tasks. The intent of the RFP is for the Parish to solicit proposals to contract a service company to maintain the HVAC (Heating, Ventilating, and Air Conditioning) systems at multiple Parish locations. Provider shall furnish all personnel, parts, materials, test equipment, tools, and services in conformance with the terms and conditions. The owner reserves the right to have a consultant examine and provide a written report on conditions as found. If such conditions are not corrected within thirty (30) days by the Provider or the Provider cannot furnish a valid documented reason for the delay, the owner reserves the right to employ another HVAC Provider to complete the work. The accumulated cost of such expenditures will be billed to the current HVAC Provider. The Parish reserved the right to suspend payments at regular monthly billing rates and/or terminate the contract for non-compliance.
