The Town of Falmouth is seeking proposals from qualified developers to develop a detached single-family dwelling on a Town-owned parcel at 20 Brigantine Drive, Falmouth, MA 02536 (Parcel ID 11 02 007 121, consisting of 0.65 acres). The purpose is to select a developer with demonstrated experience and capacity to develop affordable housing that meets the needs and goals of the Town. Proposers or members of their development teams should have successful experience in developing and managing affordable housing, including programs that provide subsidies and services supporting affordability. The property will be transferred in "as is" condition, and title will be conveyed in fee simple. All improvements built by the developer will become the property of the developer's ownership entity. The developer must comply with all applicable state and federal laws in performing services and accepting the land from the Town. Proposals must be submitted by the deadline, and proposers must register on the Town's procurement site to receive any changes or addenda. The Town Manager reserves the right to accept or reject any or all proposals, waive informality in procurement procedures, and make the award in the Town's best interest. Proposals must remain valid for a minimum of 90 days following submission. The Town may cancel the RFP, reject all proposals, or extend the due date if it is in the Town's best interest.
