Renovation of a residential development in Lundbreck, Alberta. Completed plans call for the renovation of a residential development.

The WCB is seeking a Contractor to complete a Residential Home Modification Project near the town of Lundbreck, Alberta, in the Municipal District of Pincher Creek, No. 9. The project will consist of the following tasks: 1. Demolition and removal of the existing garage roof assembly, columns, doors, tracks, wall finishes, shelving, and equipment as required. Salvage and reinstall roof trusses and roofing materials where possible. 2. Installation of new 12' tall 2x8 and 2x6 SPF wall studs, sistered to existing studs at 400mm o/c, extending 900mm above existing wall height, with new double top plates. Construct new wall extensions with insulation, sheathing, and stucco finish to match existing, including elastomeric coating on all stucco. 3. Install new 10" diameter log columns and new 3-ply 2x8 SPF posts and LVL columns as per schedules. 4. Reinstall salvaged pre-engineered roof trusses at new elevation, including over framed roof sections and stepped façade. Install new metal roofing, strapping, insulation, vapour barrier, and gypsum board ceiling. Construct a new 900mm step at roof level and extend roof gutter as required. 5. Supply and install new 11' x 9' insulated steel overhead sectional garage doors, with galvanized tracks and hardware, factory painted to match existing. Reinstall and adjust stepped façade and "log lookouts" at raised elevations and construct new stepped façade at the front of the garage. 6. Install new shear walls, provide cripple studs at man door locations, and install hold-downs, straps, and clips as detailed. 7. Preserve and reinstall electrical outlets, switches, speakers, and lighting at existing locations, routing wiring through new studs as required. Restore all disturbed areas to pre-construction condition and clean up the site. 8. All work to comply with the 2023 Alberta Building Code, CSA/CAN 086.19, and all applicable codes and standards. Submit shop drawings for review and approval prior to fabrication or erection. Notify the Engineer of any discrepancies or site conditions requiring clarification.
