Demolition and site work for a mixed-use development in Moraine, Ohio. Completed plans call for the demolition of a playground / park / athletic field; and for site work for a playground / park / athletic field.
The selected contractor shall furnish all labor, materials, equipment, permits, and incidentals necessary to complete the following scope of work: A. Structures to Be Demolished 1. Bath House 2. Pump House 3. Ticket Booth Facilities were built around 2000 and no asbestos is expected. Facilities are existing block structures with wood trusses and metal roofs. The existing concession facility to the south is expected to remain. Services are to be maintained to that facility. Allows zero unit prices and labor Yes Allows negative unit prices and labor No B. Demolition and Removal o Completely demolish and remove all above-ground and below-ground portions of the identified structures, including foundations, slabs, and footings. The pump house facility includes an area that was filled in with flowable fill from the previous wave pool operations (approximately 10' deep, and 10'x50' wide) that also needs removed and backfilled. o Remove and properly dispose of all debris in accordance with local, state, and federal regulations. o Transport all debris off-site to an approved disposal or recycling facility. o Salvage or recycle materials where feasible and in accordance with City and EPA guidelines. C. Utility Removal and Abandonment o Locate all utilities serving the three buildings. o Abandon each utility at its main connection point, in compliance with utility owner requirements. o Remove all existing service lines from the main to the building. o Coordinate with Ohio811 and affected utility providers before any excavation or demolition. o Provide written confirmation of utility disconnections and abandonments to the City prior to backfill. D. Site Backfill, Grading, and Restoration o Backfill all excavated areas and voids with clean, compacted fill material. o Grade the site to ensure positive drainage and blend with surrounding grades. o Finish-grade using processed topsoil and hydroseed all disturbed areas with an approved grass seed mixture. o Maintain seeded areas until successful establishment of vegetation. 3. PROJECT REQUIREMENTS o Permits: Contractor shall obtain all required permits, including demolition, utility abandonment, and environmental approvals. o Site Access: Access to Wax Park and surrounding areas must be maintained at all times during construction. o Dust and Erosion Control: Implement appropriate dust suppression and erosion control measures during all phases of work. o Safety: Maintain a safe work zone in compliance with all applicable OSHA and City of Moraine safety requirements. o Clean Fill: Contractor must provide certification that fill material is clean and free of debris or contaminants. o Inspections: Work is subject to City inspection and approval throughout the project. 4. PROJECT DELIVERABLES The contractor shall provide the following to the City upon completion: 1. Copies of all demolition permits and disposal manifests 2. Utility abandonment verification from each service provider 3. Compaction and backfill documentation (if requested by City) 4. Photographic documentation of site before, during, and after completion Notice to Proceed January 2026 Demolition Start February 2026 Final Site Restoration and Hydroseeding May 1, 2026 The City reserves the right to adjust the schedule as necessary.
