Renovation of a multi-residential development in Saint Louis, Missouri. Completed plans call for the renovation of a one-story above grade multi-residential development.

The St. Louis Housing Authority is soliciting quotations from qualified contractors to perform unit repairs for forty (40) units in the Parkview Elderly Apartments . The general scope of work will consist of, but is not limited to, furnishing all labor and materials for the replacement/repair of all damaged flooring, walls, ceilings, electrical, light fixtures, plumbing, HVAC, door and door hardware, and attachment components as noted on the plans and specifications at Parkview Elderly located at 4451 Forest Park Ave., St. Louis, MO 63108. Bids will be received electronically via QuestCDN (with a non-refundable fee) or by hand-delivery to the specified office address. The St. Louis Housing Authority reserves the right to reject any or all bids, waive informalities or irregularities, advertise for new bids, or proceed to do the work by other means, as determined in the best interest of the Authority. Pre-bid conference attendance is strongly encouraged but not mandatory. Performance period is 120 days. Lisa Selligman, AIA lselligman@slha.org A. Adjust cabinet hardware for proper operation - all kitchen and bathroom cabinets (doors and drawers) B. Relamp range hood C. Remove and replace aerator on existing faucets to remain - see specification 220000 D. Remove and replace shower heads - see specification 220000 E. Remove and replace all bath accessories, including towel bar, towel ring, shower rod, shower curtain and toilet paper holder. F. Remove extraneous window treatment, hardware, and other unneccesary appurtenances. G. Remove and replace entry door lockset and deadbolt with a new passage set and deadbolt - see specification 087100. H. Remove and replace existing miniblinds with 1" cordless adjustable vinyl mini-blinds I. Adjust window hardware for proper operation - install code compliant window opening limiters on all operable windows. J. Remove and replace smoke detectors if damaged or non-functioning and replace batteries in all smoke detectors. K. Test outlets for proper wiring. Repair and/ or replace devices where required. L. Remove, clean, paint and reinstall or replace all transfer grilles and exhaust fan grilles. M . Replacement products installed shall be uniform across all units within scope of work. N. Remove all low voltage cabling O. Remove and replace all refrigerators and ranges with owner-furnished replacement. Coordinate with owner for salvage of existing appliances. P. Owner will remove and dispose of major decor, furnishings, and appliances from units. Contractor shall remove and dispose any remaining trash and tenant materials. Q. Paint all walls, trim, ceiling and doors unless otherwise noted, including entry doors. R. Remove and replace all faceplates S. Remove and replace all kitchen countertops T. Remove all radiant panel thermostats and replace with time switch. U. Clean existing ptac units and verify proper operation - verify unit is set to drain properly and replace ptac filter V. Clean and reglaze bathtub W. Verify proper operation of toilet r/r components as needed, r/r wax ring. X. Prior to completion, verify plumbing fixtures operate correctly without leaks. Y. Existing grab bars to remain, verify secure attachment. Z. Clean, wax, and buff all VCT floors in units.A.
