Renovation of an educational facility in Casco, Michigan. Completed plans call for the renovation of a one-story above grade educational facility.
Facility Improvement Measures (FIM) to be implemented in Anchor Bay School District to upgrade infrastructure and improve energy efficiency. Bids will be received at the district's Administrative Office no later than 2:00PM (local time) on 12/11/25. Bids shall be properly and completely executed on the Bid Proposal Form included within the Project Manual and submitted in duplicate. Bids shall be clearly marked as Anchor Bay School District Energy Savings Performance Contract - Lighting Improvements on the front of the submitted envelope. A Pre-Bid Meeting will be held on 12/3/25 at 9:00AM (local time) on site, starting at the Administrative Office and proceed to schools from there. While the pre-bid meeting is not mandatory, it is highly recommended for bidding contractors to attend to inspect areas of the work. The intent of this Scope of Work and any attached supporting documentation is to provide the Subcontractor with general conformance guidelines. Subcontractor shall be responsible for performing any/all applicable site investigation to ensure that the desired results are achieved. In this case, the desired results are: o Retrofit / Replacement of existing interior and exterior lighting fixtures and installation of new energy-efficient lighting fixtures within the buildings identified in Exhibit B - Room by Room Lighting Audit. o Subcontractor shall obtain all necessary applicable permits prior to commencement of scope of work. o Subcontractor shall provide all necessary labor and materials for complete implementation of lighting retrofit including proper disposal of removed fixtures, lamps, and ballasts (not using owner's dumpsters and/or owner's refuse containers). All waste disposal shall comply with applicable environmental regulations including manifests if required. o Subcontractor shall provide and receive submittal approval prior to ordering any materials associated with this scope of work. o Subcontractor shall ensure all works adheres to Level 1 Alterations Code Compliance (Michigan Rehabilitation Code) including all: grounding, bonding, fixture attachments, egress lighting, etc. Base Bid Scope (Quote by Building): o Ensure that all classroom lighting products are capable of being dimmed (i.e. dimmable) o Provide and install Type C Retrofit per Exhibit B - Room by Room Lighting Audit Voluntary Alternate will be reviewed o Provide and install doorframe 'retrofit kit' (center basket) per Exhibit B - Room by Room Lighting Audit Voluntary Alternative will be reviewed o Provide and install retrofit solution for all other fixtures/components per Exhibit B - Room by Room Lighting Audit Alternate #1: Dimming Controls o Add dimming controls in all classrooms New dimming controls in all classrooms per See Exhibit C - Section 26 0923 for specifications Exhibits: o Exhibit B - Room by Room Lighting Audit o Exhibit C - Section 26 0923 Dimming Controls Code Compliance: All work shall be performed in accordance with: o National Electrical Code (NEC) - current adopted edition o Manufacturer specifications and installation instructions o State and local electrical codes o Energy code requirements (ASHRAE 90.1 or applicable local energy code) o OSHA safety standards o Industry best practices Qualified Personnel: Products shall be installed by or under the supervision of licensed electricians with documented experience in commercial lighting retrofit projects. Verification: Contractor shall verify all dimensions, site conditions, existing electrical infrastructure, voltage requirements, and mounting compatibility prior to submittals and/or ordering and installation. Material Storage: All materials shall be stored in a clean, dry, and protected environment, per manufacturer instructions. LED fixtures and drivers shall be protected from temperature extremes and moisture.
