Renovation of a mixed-use development in Arlington, Virginia. Completed plans call for the renovation of a one-story above grade educational facility; and one-story above grade clubhouse / community center.

The project involves the Hoffman Boston HVAC and Roof Replacement, with an emphasis on upgrading energy efficiency. The scope, to be constructed in phases, includes the retrofit of the entire HVAC system with a new cooling tower requiring structural upgrades and individual HVAC closets throughout the facility; a full roof replacement; interior upgrades to critical systems including lighting and flooring; and enhanced interior recreation facilities. Work will follow a phased approach: - Phase 1A: Enabling Work and Contractor Mobilization with approved work hours (school year: 0700 - 1700, summer/weekends/holidays: full time per county noise ordinances). - Phase 1B: Main Teaching Space Renovations (school year: 1630 - 0600, summer/weekends/holidays: full time per county noise ordinances). - Phase 1C: Pump Room Renovations (school year: 1630 - 0600, summer/weekends/holidays: full time per county noise ordinances). - Phase 2: School Support Facility Renovations (school year: 1630 - 0600, summer/weekends/holidays: full time per county noise ordinances). Submission of a bid will be considered acceptance of all requirements in the contract documents. Bids must be submitted electronically through the secure platform as described. Drawings and specifications are available electronically through the Architect. It is the bidder's responsibility to access all bid-related information, addenda, and information items as posted, and acknowledge all received addenda in the bid submission. Questions regarding the solicitation should be submitted in writing via email to the appropriate contacts listed. Information and modifications to bid documents will be issued by written addenda only. The bid closing date and process for negotiations if the apparent low bid exceeds available funds are also set forth.
