Completed plans call for the construction of a 21,672-square-foot, one-story above grade elderly care / assisted living facility; 42,755-square-foot, one-story above grade medical facility; one-story above grade clubhouse / community center; and one-story above grade fitness / recreation center.

For Construction of: Projects include: RHD-Wellness Center 35,280 square feet 2-story commercial construction RHD–Community Center 3,450 square feet Single story commercial renovation and addition RHD-Outpatient PT Renovation & Addition 4,025 square feet Single story medical renovation and addition RHD-Assisted Living 21,672 square feet Wood framed assisted living facility 8 additional 1 and 2 bedroom standalone cottages Key Objectives: Deliver a modern, energy-efficient facility ready for tenant occupancy. Minimize disruptions to surrounding urban traffic and businesses. Incorporate innovative construction methods to optimize efficiency and safety1) New Wellness Center. 2) Improvements, renovation, and expansion of the Out-Patient PT Department at the hospital. 3) Construction of new Assisted Living and Independent Living Facility 4) Improvements, renovation, site improvements to existing Community Center A. The Work includes, but is not limited to, cast-in-place concrete, dimension stone, fluid applied waterproofing, water repellents, structural steel, steel deck, cold formed metal framing, metal fabrications, rough carpentry, insulation, firestopping, smokestopping, metal roof panels, single-ply membrane roofing, roof specialties, roof accessories, flashing and sheet metal, joint sealers, steel doors and frames, glazing, exterior sheathing, Portland cement plaster, mechanical, plumbing and electrical work, all as indicated in the Contract Documents. B. Project Budget for Construction is estimated at $ 22,360,000.00. This timeline accounts for phased construction to allow for sequential occupancy of lower floors during build-out. Phase 1: Site Preparation and Foundation (Months 1-4): Mobilization, excavation, and foundation pouring. For Wellness Center, Assisted Living, Community Center Phase 2: Superstructure and Envelope (Months 4-9): Framing, roofing, and exterior cladding. For Wellness Center, Assisted Living, Community Center Phase 3: Interior and MEP Installation (Months 9-18): Fit-outs, electrical, plumbing, and HVAC systems. For Wellness Center, Assisted Living, Community Center Phase 4: PT Addition and Refresh (Months 12-18): Work to commence after relocation of Wellness functions in the hospital to the new Wellness Center.
