Renovation of a mixed-use development in Hampton, Virginia. Completed plans call for the renovation of a medical facility.
The contractor shall provide all transportation, materials, parts, tools, specialized equipment, labor, supervision, and technical expertise necessary to repair roofs at Building 114 of the Hampton VA Health Care System. Work includes repairs to the flat roof over the sunroom and office, second-floor cornice work, and the standing seam roofing. The project will be performed under a Firm-Fixed Price construction contract with an estimated magnitude between $100,000 and $250,000. All work must comply with applicable standards and specifications provided in the solicitation. The Contractor shall furnish all labor, materials, travel, and equipment to complete repairs to the flat roof over the sunroom and office, the second-floor cornice work, and the standing seam roofing areas of building 114 in accordance with the statement of work (SOW). Location: Hampton VA Health Care System, 100 Emancipation Drive, Hampton, VA 23667. Estimated magnitude of construction for this project between $100,000 and $250,000 *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document. I. Statement of Work 1. Remove metal roofing and metal valley as seen on attached Photo 2 as (REM 1) & (REM 2). 2. Remove the membrane system including flashings and insulation down to the metal deck. 3. Report any deteriorated wood nailers to superintendent. (Provide unburdened hourly rates for Carpenter, Roofer, and Laborer to repair undiscovered damages. Include standard markup of materials to complete repair of undiscovered damages.) 4. Furnish and install new tapered ISO (polyiso) insulation. (see area "replace" on Photo 1) 5. Install new mechanically fastened .060 white TPO (Thermoplastic Polyolefin) membrane over the entire flat roof area. (see area "replace" on Photo 1) 6. Fully adhere membrane at walls and curbs. 7. Flash all penetrations, curbs, drains, and terminations to manufacturer's standards using pre-molded TPO accessories and heat-weld all seams. 8. Fabricate and install new 24-gauge white polyvinylidene fluoride finished drip edge, flashings, and counterflashing metals and seal to membrane. 9. Remove and replace existing pilaster caps, ledge metal, and all pieces of deteriorated fascia wrap metal at adjacent brick wall construction with new white polyvinylidene fluoride coated metal. (see REM 3) 10. Fabricate and install new standing seam roof panels to match existing as closely as possible, valley, and trim metals in Slate Gray color to replace (REM 1 and REM 2 on Photo 2) removed panels. 11. Fasten and seal two (2) pieces of hip cap at eastern-most hip on existing standing seam roof. (see photo 3) 12. Remove all demolished materials and construction waste from property. 13. Furnish membrane manufacturer's 20-year weathertightness warranty, and two-year installer's warranty. 14. CAUTION: Ensure temporary rain protection to prevent interior damage and disruption of patient care inside of building while replacement is underway. Explanation: The replacement of the metal valley and metal panels (REM 1 on Photo 2) is to ensure that the membrane goes under the metal roof far enough to ensure a watertight installation. The opposite side of the ridge (REM 2 in Photo 2) is being replaced because the valley metal has a continuous leak hidden leak problem. All work shall be completed within 60 calendar days after award.
