Demolition, site work and asbestos abatement for a residential development in Round Rock, Texas. Completed plans call for the demolition of a residential development; for site work for a residential development; and for asbestos abatement for a residential development.
The buildings are a pier and beam foundation, wood framed buildings. Asbestos Removal: Asbestos containing materials were detected in multiple locations in all three (3) buildings. (See attached ACM survey.) The Contractor shall remove and dispose of the asbestos containing material according to all local, State and Federal regulations. The asbestos removal may be sub-contracted by the demolition contractor however, this work must be conducted only by a TDSHS licensed asbestos abatement contractor. The licensed abatement contractor shall remove the materials in compliance with the Project Specifications, EPA NESHAP asbestos standards, TAHPR, and OSHA 29 CFR 1926.1101. The contractor shall follow the removal and disposal guidelines as described in the attached Asbestos Abatement Project Design Report. ** A $825 per day liquidated damages cost will apply beyond 12 working days for hazardous materials removal During abatement related activities, the City of Round Rock has contracted a licensed TDSHS Project Manager/Air Monitoring Technician to provide air monitoring and documentation verifying applicable regulations are being followed. Question Deadline 12/10/2025 at 4:00 PM CT Demolition: - The three (3) structures shall be demolished down to dirt, all sidewalks, concrete flatwork, concrete piers shall be removed and disposed of. All water and sewer connections shall be cut off below grade. - The Contractor shall remove and dispose of all existing debris/trash/tires, etc. on the property. - The contractor shall remove the existing CMU retaining wall and trees along the south property line. The chain link fence shall be protected and remain in place. - The contractor shall locate the existing sewer line from the residences, cut and cap. - **The two (2) mature large trees along Emmanuel Street shall remain in place. The Contractor shall protect the two (2) trees while performing demolition work. All other surrounding trees and shrubs shall be removed and surrounding area graded smooth. Trees can be flush cut at/below grade. No stump removal required. Upon completion of demolition and removal of all trash/debris, the contractor shall grade smoothly (track in) all demolition areas. Compaction is not required. The contractor shall match the existing grade, while not disrupting the existing and natural flow of any surface water. - All work shall be completed while executing the latest industry-specific standards that are relevant to performing the work and in accordance with all local, State and Federal requirements.
