**As of January 02, 2026, the owner has determined a prequalified list of general contractors. A timeline for the award has not yet been established.** Anticipated around $150,000 per parking lot. Char-Em ISD (the "District") is requesting proposals for General Contractor services which may include: (1) Construction Phase Services, (2) Post-Construction Phase Services, and (3) other potential components to be determined (collectively the "Project"). The scope of the General Contractor Services that include but are not limited to: Site clearing, pulverizing existing asphalt, regrading and paving, provide new top coat in (2) 1.5" lifts for a total average of 3" compacted thickness using MDOT HMA 13A, line striping to match existing layout, regrade surrounding disturbed landscaping to level, seeding and straw based on attached layout plans at 8568 Mercer Rd, Charlevoix, MI 49720 and 1313 Boyne Ave, Boyne City, MI 49712. Unit pricing values will also be required as add/deletion options as noted in Part 4. The District expects that it will use a General Contractor for this Project. The District reserves the right, however, to modify the form of delivery method prior to the execution of an agreement between the selected General Contractor and the District based on the proposals submitted. The District reserves the right to reject any or all proposals and to make any award that it considers to be in the best interest of the District. All proposals submitted shall remain valid for a period of sixty (60) days after the bid date. The Owner reserve the right to waive any irregularities, reject any or all proposals, or accept any proposal, which, in their opinion, will serve their best interest. Each Proposal shall be accompanied by a certified check, cashiers' check, money order, or bid bond made payable to The Christman Company in an amount not less than five percent (5%) of the base bid as a bid security. The Bid Security of Bidders under consideration will be returned immediately after award of contracts by the Construction Manager. The amount of the guarantee shall be forfeited to the Owner if the successful Bidder fails to enter into a contract and furnish required bonds and insurance within 30 days after award of contracts.
