Renovation of a mixed-use development in Fairfield, Iowa. Completed plans call for the renovation of a one-story above grade fitness / recreation center; one-story above grade office development; and one-story above grade office development.
The general scope of work includes renovations in three main locations: Room 131-conversion of an existing classroom space to open office space with five enclosed offices; Room 133-conversion of an existing fitness room to open office space with four enclosed offices; Room 115--reorganization of an open locker room to provide space for a new fitness area, with the remaining locker area enclosed with an open woven wire mesh partition. Architectural and structural work includes new openings in existing CMU walls, new metal stud/gypsum board enclosure walls, new HM doors and frames, painting, carpet tile, ACT, markerboards, and window blinds. Mechanical work includes reconfiguration of the existing variable flow refrigerant system. Electrical work includes new lighting, new power receptacles, modifications to the existing fire alarm system, and extension of the existing communications system. Bids must be uploaded on the State of Iowa IMPACS system. Bids shall be submitted on the enclosed Form of Bid as set forth in the Instructions to Bidders. Any construction contractor performing work in Iowa must comply with Chapter 91C of Iowa Code. Bidders must comply with all affirmative action and equal employment opportunity provisions of the State of Iowa and the Federal Government. Opportunities are provided for Targeted Small Businesses in accordance with Chapter 73 of the Code of Iowa. Bidders and Sub-bidders requiring clarification or interpretation of the Bidding Documents shall make written request to the Architect for interpretation or correction. Such requests must reach the Architect at least seven (7) days prior to the bid date.
