The Contractor shall supply all labor, material, supervision, equipment, insurance, permits including U&O (Unit of Occupancy Permit), and all other incidentals required to complete the work items listed as requested, in accordance with all applicable federal, state, and local regulations. Fix completion date of 30 days upon NTP date. Question Deadline 12/18/2025 at 2:00 PM ET Deadline to submit Questions via online portal. General: 1. Remove and properly dispose of all Trash, Furniture and Miscellaneous Items in the Unit. 2. Supply and Install roll shades in all windows 3. Remove all existing appliances and range hood 4. Final Cleaning of Entire Unit to Make Ready for Occupancy. Kitchen: 1. Supply and Install HUD Severe Use base and wall cabinets 2. Supply and Install Postformed Wilsonart Black Granite Laminate countertops 3. Supply and Install Broan #4100 range hood (Black) 4. Supply and install single bowl stainless steel kitchen sink and faucet 5. Site to supply refrigerator and range Bathrooms: 1. Supply and install Exhaust Fan 2. Supply and Install Vanity Cabinet w/ Vanity Bowl and faucet 3. Supply and install One (1) new elongated toilet seat 4. Supply and Install New Medicine Cabinet with Mirror 5. Supply and install all new bathroom Accessories, Non-UFAS 6. Supply and install new shower wall and tub ( tile bathroom wall ) 7. Supply and install new tub Diverter 8. Supply and install new elongated toilet (ADA) Mechanical / Plumbing: 1. Check and Inspect Gas Distribution (Stove) for service and repair any leaks. 2. Check and inspect Water Distribution (Bathroom & Kitchen) for leaks, repair leaks throughout whole unit 3. Inspect and Repair (if necessary) Drain, Water & Vent (Bathroom and Kitchen, toilets) 4. Replace washer box and valves 5. Ensure HVAC is operational 6. Replace all HVAC registers and returns 7. Clean the inside of all heating ducts 8. Must use metal plumbing fixture under kitchen and bathroom sinks Electrical: 1. Replace all Switches / Receptacles and metal cover plates. (Color White ) 2. Check Electric Service Panel for Gaps/Missing Breakers/Doors. 3. Replace missing/damaged smoke detectors with hardwired model BRK-SC-9120B 4. Replace all light fixtures with LED integrated fixtures Doors & Windows: 1. Replace all damaged interior doors with solid core doors 2. Supply and install door hardware 3. Supply and install door sweeps on all doors 4. Supply solid core doors 5. Repair or replace all damaged windows 6. Repair or replace all damaged storm doors 7. Front door and frame 8. Paint around next door unit doors and frames Painting/Drywall Repair: 1. Supply all materials to Paint the Entire Units to Include: _ Walls shall be painted with two finish coats eggshell latex. _ All ceiling are to be painted white with a eggshell finish _ All trim, Doors, and baseboards are to be painted white _ Kitchen and bathroom walls , and all doors and door jams shall receive a semi-gloss final finish coat. _ The Contractor shall be responsible for all drywall repairs, point-up and resulting painting required, ensuring a high-quality finish that is acceptable to the HABC Housing Management. _ Paint shall be Sherwin Williams "Pro-Mar 200" in HABC Antique White color (or brand of equal color, finish, durability, etc.). _ The Contractor shall follow United States Environmental Protection Agency (EPA) Lead-Based Paint Renovation, Repair and Painting (RRP) Program Rules. Flooring: 1. Supply and install lifeproof Rigid Core Luxury Vinyl Flooring throughout entire unit 2. All floors must be level before applying flooring_ 3. Replace all treads and risers 4. Supply and Install 6" Solid wood base moulding. 5. Supply and install 3/4 Round shoe molding and caulk as needed throughout unit.
