Renovation of a multi-residential development in Baltimore, Maryland. Completed plans call for the renovation of a multi-residential development.

Prepare, patch, sand and paint all common areas walls, ceilings, columns, doors and frames, and trim throughout all common spaces as described in the scope of work. Prepare, patch, sand and paint all 1 Bedroom Apartments walls, ceilings, doors and frames, and trim throughout all spaces as described in the scope of work. Quantity: 13 Prepare, patch, sand and paint studio Apartments walls, ceilings, doors and frames, and trim throughout all spaces as described in the scope of work. Quantity: 3 a. All work described shall conform to and be constructed under the provisions of the following codes: - Maryland Building Rehabilitation - International Existing Building Code - Baltimore County Building Code - Building, Fire and Related Codes of Baltimore -International Property Maintenance Code - International Fire Code - International Energy Conservation Code - International Mechanical Code - International Plumbing Code - NEC National Electrical Code - International Fuel Gas Code - Uniform Federal Accessibility Standards (UFAS) - 2010 ADA - HUD minimum Property Standards Latest edition, as well as all requirements of the local, state and national codes. b. All materials shall be new and first quality, all workmanship shall be performed by skilled craftsmen. All materials and labor shall meet the highest standards of the industry. c. Each contractor shall replace and/or restore any materials stored or installed on the site which have been damaged or stolen. d. Contractor shall verify all dimensions in the field. e. The contractor and respective subcontractors shall call for and perform all required test and inspections. f. The Contractor must submit shop drawings for all materials and finishes to be used. g. The Contractor shall confirm that all subcontractors reviewed their scope of work and specifications for the coordination of their work. Any discrepancies and/or omissions will be the sole responsibility of the Contractor. The Contractor shall field verify all dimensions and conditions. h. The Contractor must install temporary security barrier. Any damage to the work area while being completed will be the responsibility of the contractor. Any stolen materials, tools, etc. are the responsibility of the contractor. i. The contractor shall be responsible for all areas where work is being conducted. Final cleaning must be done thoroughly. All floors must be properly clean, mopped and vacuumed as required. All surfaces must be cleared of dust. All ducts, registers, vents, etc. must be cleaned of dust created by the work, all affected filters must be replaced before completion. j. Refer to the attached Finish Schedule for color selection. k. Contractor must submit shop data/cut sheets of all products. Scope of Work Description Renovation notes: All construction work shall include but not limited to the following: 1. Inspect the area of work and photograph before commencement. 2. Any damage caused by the work will be the responsibility of the contractor. 3. If a permit is required, the contractor shall be responsible for applying and paying for permits. 4. Access from apartments doors into hallways and through egress doors shall be maintained at all times. Term of Contract: The Contractor proposes to substantially complete all of the work contained above, within Two Hundred and Ten (210) calendar days after issuance of the Notice to Proceed.
