Renovation of a multi-residential development in Baltimore, Maryland. Completed plans call for the renovation of a multi-residential development.
Basement,1st & 2nd Floors Apartment Units Finish Flooring & Misc. Replacement at BARRISTER COURT - Residential Apartments. Term of Contract: The Contractor proposes to substantially complete all of the work contained above, within Two Hundred and Ten (210) calendar days after issuance of the Notice to Proceed Scope of Work Basement, 1ST & 2ND Floors Apartment Units Finish Flooring & Misc. Replacement 1300 Washington Boulevard All work described shall conform to and be constructed under the provisions of the following codes: - Maryland Building Rehabilitation - International Existing Building Code - Baltimore County Building Code - Building, Fire and Related Codes of Baltimore -International Property Maintenance Code - International Fire Code - International Energy Conservation Code - International Mechanical Code - International Plumbing Code - NEC National Electrical Code - International Fuel Gas Code - Uniform Federal Accessibility Standards (UFAS) - 2010 ADA - HUD minimum Property Standards Latest edition, as well as all requirements of the local, state and national codes. b. All materials shall be new and first quality, all workmanship shall be performed by skilled craftsmen. All materials and labor shall meet the highest standards of the industry. c. Each prime contractor shall replace and/or restore any materials stored or installed on the site which have been damaged or stolen. d. Contractor shall verify all dimensions in the field. e. The contractor and respective subcontractors shall call for and perform all required test and inspections. f. The Contractor must submit shop drawings for all equipment, fixtures, materials and finishes to be used. g. The Contractor shall verify all ceiling heights and ceiling plenum conditions for clearance of ducts, equipment, light fixtures, etc. before proceeding with work. h. The Contractor shall confirm that all subcontractors reviewed their scope of work and specifications for the coordination of their work. Any discrepancies and/or omissions will be the sole responsibility of the Contractor. The Contractor shall field verify all dimensions and conditions. i. The Contractor must install temporary security barrier. Any damage to the work area while being completed will be the responsibility of the contractor. Any stolen materials, tools, etc. are the responsibility of the contractor. j. The contractor shall be responsible for all areas where work is being conducted. Final cleaning must be done thoroughly. All surfaces must be cleared of dust. All Vinyl flooring must be waxed and buffed; all other floors must be clean, mopped and vacuumed as required. All ducts, registers, vents, etc. must be cleaned whether they exist or are new, all filters must be replaced before turning over. k. Contractor must submit shop data/cut sheets of all products related but not limited to Plumbing fixtures, electrical fixtures, appliances, finishes and underlayment, etc. for approval that must meet or exceed the energy program established by the Housing Authority of Baltimore City. Scope of Work Description Renovation notes: All construction work shall include but not limited to the following: 1. A Logistics Site Plan and schedule must be provided and approved prior to the commencement of any work. 2. Thoroughly inspect and review scope of work. 3. Before starting any work, the contractor must photograph the area of work daily and submit a report outlining existing conditions. 4. Inspect framing in areas of suspected mold damage. If mold is present, the Contractor must mitigate the mold. 5. Any damage caused by the installation of the flooring will be the responsibility of the contractor. 6. Coordinate a schedule with the construction manager before beginning the job that will be able to be kept. All work will be completed while units are occupied, thus coordination between HABC and the residents is essential. 7. Protect floors and walls while work is in progress. 8. If a permit is required, the contractor shall be responsible for applying and paying for permits. 9. Floor levels should be maintained throughout entire area where flooring is being installed. 10. Paint walls and ceilings as indicated. Prime one coat and finish two coats. Paint all trims, and all interior doors. 11. Provide new plumbing fixtures and accessories as required. All plumbing fixtures shall meet Maryland and HUD's energy standards. 12. Installed new PVC drains, waste line and vents in laundry area, bathroom and kitchen as required. Provide all new shut-off valves, diverters in kitchen, bathroom and laundry room areas as required. Insulate all domestic and heating pipes at all locations whether inside interior or exterior walls as required. 13. Finish floor elevation must be at the same level throughout first floor areas (ADA units) 14. Floor levels should be maintained throughout entire unit. Inspect and prepare floor joist to receive new subflooring and maintain the appropriate floor level. 15. All information indicated on the -General Specification of Materials and Products- sheets are the basis of design and product replacement specification. If contractors would like to provide bids for alternative materials/manufacturers, they must do so during the bidding process and not afterward.
