Remodeling of a multi-residential development in Milwaukee, Wisconsin. Completed plans call for the remodel of a one-story above grade multi-residential development.

The scope of work includes cleaning the gutters; replacing existing downspouts with larger (2"x3" minimum) downspouts and reconnecting to existing storm inlets with sealed boots (color white); reflashing the chimney with metal flashing color matched to the roof and applying a clear waterproofing masonry sealer; removing and replacing the concrete porch and stairs, rebuilding the footing/foundation as necessary, and installing masonry landscape wall blocks as guardrails with a minimum height of 32" and smooth/flat masonry wall caps using manufacturer-approved adhesive, as well as code-compliant handrails; installing pre-finished sheet metal in color white over all window wood trim and sealing all seams and nail heads; reinstalling loose fascia wrap on the North side; installing new storm doors after entry doors are replaced by owner; installing smoke and CO alarms in basement and first floor; installing a partial drain tile system at the North foundation wall; installing wall bracing on the North foundation wall per WAFRP standards; performing related electrical repairs; sealing the basement window dryer vent louver; removing and replacing unstable/uneven subfloor in living room and office, installing new vinyl plank flooring with shoe molding and transition thresholds; repairing water-damaged and bullet-damaged drywall; investigating and repairing roof as needed; and installing trim at the bedroom closet door. For alternate work, installing metal guardrails and handrails around the porch and stairs per provided specifications. Instructions to bidders include meeting with the owner for site inspection, acknowledging any addenda, being eligible and licensed, submitting lists of principal owners and properties, and other documentation as required. Bidders are to submit bids to do exactly the work as described; any desired changes must be proposed separately as alternate bids subject to owner and lender approval. Permits must be secured and current for all required work, and lead abatement rules must be followed. Bids must be submitted by the stated due date, will remain in effect for 60 days, and the contractor must begin work within 10 days of a notice to proceed and finish within 45 days. Payments will generally be made in increments of at least $5,000, with retainage of 10% possible pending final inspections and, if applicable, tenant certifications. Contractors must not have outstanding code violations or tax delinquencies, must provide references, and must comply with non-discrimination requirements.
