In general, the work to be performed or executed under these specifications consists of furnishing all materials, equipment, tools, labor, and incidentals as required by the contract documents for exterior rehabilitation of the James George Bell building located at 4401 E Gage Ave, Bell, CA. 90201. The scope of work includes, but is not limited to performing the following work: Abatement of lead-based paint using chemical means, per APPENIDX B. Remove and replace all exterior dry rot wood elements such as redwood shiplap siding, redwood skirt siding, wood balusters, handrails, post, trim, moldings, wood staircase, and all layers and backing. Remove and replace damaged slip-resistant cover in the porch open area of the building, plywood, and flashing along the edge of the porch to match existing on porch and ramp. All replacement wood elements must match species, nominal size, type and grade of existing wood elements. Remove existing stucco staircase on north elevation and replace to match existing wood staircase on south elevation; including all associated materials and items to complete work. Scope of work also includes preparing, cleaning, patching, sanding, filling, leveling, and painting exterior of the building completely including redwood shiplap siding, skirt siding, wood doors, door jambs, ceilings, exterior wood trims, overhangs, eaves, window sills and jambs, wood handrails and balusters, wood porch columns bases and columns, roof flashing, roof wood ridge cap and finials, metal street lamp light fixtures, and 1 inch rectangular metal balusters fence and fence rails. The James George Bell building is a functioning public building therefore, uninterrupted access to and from the building must be maintained at all times.
