Homes First is seeking qualified General Contractors for the major rehabilitation of a seven-bedroom sober living home located in Tumwater, WA. This grant funded project aims to preserve critical affordable housing for low-income persons in recovery while maintaining continuous occupancy during construction. The comprehensive rehabilitation includes: Complete flooring replacement throughout the facility Kitchen renovation (cabinets, countertops, backsplash, undermount sink) Electrical panel upgrade to current code Deck rehabilitation with code-compliant railings Window repairs/replacements for energy efficiency New kitchen appliances (refrigerator, range/oven, dishwasher) All associated plumbing, electrical, HVAC, drywall, and finish work Code compliance upgrades as required Target Completion: Substantial completion by August 14, 2026; final completion by January 31, 2027 License: Valid Washington State General Contractor License Experience: Minimum 5 years with affordable housing projects preferred Facility remains occupied during construction - phasing plan required Strict resident confidentiality must be maintained All federal labor standards and equal opportunity requirements apply Questions deadline: 1/20/26
