General maintenance tasks include facility inspection by contractor supervisor (visual/operational), walk-through inspections with HOA/LLAD representative, litter removal from paved sidewalks, walkways, medians and pathway cleanup and weed control, insect, disease, pest, and rodent control as needed, daily cleanup and removal of goose and animal droppings from paved pedestrian areas, and inspection and maintenance of concrete "V"-ditches, inlets, bench drains, swales, and curb drains. Lawn area maintenance includes mowing (mulching permitted) and edging, fertilization, weed control, aeration as needed, and dethatching. Groundcover and shrub areas require inspection, weeding, cleaning, pruning, edging, fertilization, mulching (top dress), replacement of annual/perennial color plants, shearing of hedge for right-of-way clearance, and street signage/stop sign clearance for line of sight. Tree services consist of inspecting trees for damage or special needs, pruning for vehicular/pedestrian clearances up to 12ft, maintaining tree wells and watering basins, inspecting and adjusting tree stakes, ties and guys, and fertilization. Planted slopes require inspection for damage and special needs, pruning, edging, weed control, fertilization, and mulching. Irrigation system tasks include operating, observing, and adjusting irrigation systems and controller programming, probing for soil water content, conducting annual audits for each controller, and reading potable irrigation water meters as needed.
