Renovation of a clubhouse / community center in New York Mills, Minnesota. Conceptual plans call for the renovation of a 2,400-square-foot clubhouse / community center.

Otter Tail County is seeking responses from qualified architectural firms to provide professional services related to the renovation of an existing facility/structure to occupiable spaces for Family Resource Center services. The selected firm will be expected to provide full architectural services, including but not limited to code review, schematic design, design development, and construction documents. Interested architectural firms are directed to express interest in either or both of the following projects, specifying project location(s). Project Name: Family Resource Centers: Pelican Rapids and New York Mills Location 1: 118 N Main Ave, New York Mills, MN Renovation of approximately 2,400 square feet in the lower level of the New York Mills City Center. The renovation will include the installation of two basement egress windows and the addition of a new single occupant bathroom and a residential style kitchen. Location 2: 25 1st Ave NE, Pelican Rapids, MN. Bridge Center, working with the University of MN, has drafted conceptual designs (attached) for the building owned by the Bridge Center. In partnership with the Bridge Center, Otter Tail County seeks a qualified architectural firm to provide services that leverage existing conceptual designs. The resulting architectural plans will integrate wants and needs of both the Bridge Center and Otter Tail County, as partners in Family Resource Center establishment and service delivery in a multi-purpose community space. Anticipated selection date: January 13, 2026. The selected architect will be responsible for the following: New York Mills: o Code review with anticipated use of lower level exclusively o Design development for determined portion of the building o Construction documents for indicated spaces. Code review with anticipated uses of entire building (see attachment) o Design development for determined portion of the building o Construction documents for determined project spaces (existing CADD files will be provided) o Construction document and financial document (draw approval) management for determined portion. Submissions will be evaluated based on: o Demonstrated understanding of project needs o Experience with similar commercial projects and quality of past work o Proposed schedule per location- priority for earliest completion. This RFQ does not commit Otter Tail County to award a contract. Interviews may be conducted with top-ranked firms. Proof of Insurance will be required. Otter Tail County reserves the right to reject any or all submissions.
