Building 201's exterior envelope requires repairs due to its age. The scope of work includes procurement and construction activities to update and restore several portions of the building facade. Work will involve addressing deteriorated sections of the exterior envelope to ensure structural integrity and improve overall appearance and performance. Work on site will commence within ten (10) calendar days after the effective date of the contract and will be completed not later than October 30, 2026 (281 CALENDAR DAYS) after the estimated award date on or about January 22, 2025. All base and any optional work shall be performed in accordance with the drawings listed in the specifications and specifications entitled, "Building 201 Exterior Updates - Facade", Revision 0 dated 06/25/2025 for Argonne National Laboratory, 9700 South Cass Avenue, Lemont, Illinois 60439", (Argonne Document Number J201-182-W-T002. A. BASE PROPOSAL (Base Scope) The work consists of the furnishing of all materials, labor, supervision, equipment, tools, and appurtenances necessary for several portions of building 201's envelope in need of repair. B. OPTIONS 1. Option No. 1 - (PLAZA) The contractor shall provide all labor, materials, tools, equipment, supervision and all necessary appurtenances to refurbish, clean, remove, and replace several portions of the building's north facade including, but not limited to, glazing, sealant, and paint, as well as removal and replacement of steel base channel including concrete and terrazzo repairs. All work shall be performed in accordance with the drawings listed in the specifications and specifications entitled, "Building 201 Exterior Updates - Facade", Revision 0 dated 06/25/2025 for Argonne National Laboratory, 9700 South Cass Avenue, Lemont, Illinois 60439", (Argonne Document Number J201-182-W-T002. The Laboratory may exercise the Option work by issuing contract modification(s) at any time, but no later than 11/01/2026. If and when the Laboratory exercises the Option, the work shall be completed 09/30/2027. 2. Option No. 2 - (75 % OF NORTHERN FACADE) The contractor shall provide all labor, materials, tools, equipment, supervision and all necessary appurtenances to refurbish, clean, remove, and replace several portions of the building's north facade including, but not limited to, glazing, sealant, and paint. All work shall be performed in accordance with the drawings listed in the specifications and specifications entitled, "Building 201 Exterior Updates - Facade", Revision 0 dated 06/25/2025 for Argonne National Laboratory, 9700 South Cass Avenue, Lemont, Illinois 60439", (Argonne Document Number J201-182-W-T002.
