Site work and new construction of a mixed-use development in Winnipeg, Manitoba. Completed plans call for the construction of a 5,500-square-foot, 0-story below grade fitness / recreation center; and 1,850-square-foot, 0-story below grade day care center.

The work consists of constructing a new 5,500m2 Recreation Centre and a 1,850m2 Child Care Centre designed to be energy efficient and net-zero carbon ready. The Recreation Centre will be a steel-framed structure, including three gymnasiums with mezzanine, a walking/running track and fitness areas, multiple multi-purpose spaces, change rooms, washrooms, lobby/common space, tenant lease space, parking, and related site development. The Child Care Centre will be a wood-framed structure, including infant and preschool play rooms, administrative offices, kitchen, staff room, and operational/maintenance support spaces. Major components include foundation and crawlspace, superstructure (steel framing for the Rec Centre and wood framing for the Child Care Centre), building envelope, interior partitions and finishes, mechanical systems, electrical systems, and site works including grading, drainage, utilities, services, and hard and soft landscaping. The contractor must comply with the City of Winnipeg Green Building Policy and Universal Design Policy. The contract is divided into three main construction components for cost accountancy: Part A - Recreation Centre, Part B - Child Care Centre, and Part C - Site Development, which includes all subsurface infrastructure. The contractor is required to submit a proper invoice with a comprehensive cost breakdown for each part monthly.
