Site work and new construction of a mixed-use development in Deer Lodge, Montana. Completed plans call for site work for a water / sewer project; water / sewer project; and power facility.
**As of February 5th, 2026, this project has not yet been awarded. A timeline for the award has not yet been established.** NRDP seeks a contractor to complete a stock water system as described in the Special Provisions and Drawings. Work will include but not be limited to furnishing and installing a new well pump, drop pipe, valving, solar power system to power the well, pipeline, stock tanks, water storage tank, and fencing. Contractor is required to furnish and install the system to a new solar power supply and complete the earthwork necessary for the water development infrastructure. Coordination with the landowner will be paramount during construction to manage cattle, coordinate access, and ensure public and private land and fencing remain in acceptable condition during and after construction. Most of the water infrastructure components, structures, and equipment shall be designed or selected by the Contractor to meet the performance requirements in these Contract Documents. The Contractor is solely responsible for ensuring equipment and the complete Water Development system meets the performance requirements, works as intended, and for providing required documentation of their design. The Work is contingent on the execution of an access agreement found in Appendix B; Grieco Family Limited Partnership. Bidders must respond to all prerequisites and any other instructions regarding uploading documents and providing required information. All questions about the meaning or intent of the Contract Documents must be submitted in writing through eMACS no later than 2:00 P.M. Mountain Time on January 16, 2026. DESCRIPTION OF INDIVIDUAL BASE BID ITEMS Contractor shall perform the Work described below. The Base Bid Work, methods of measurement, and payment for each Bid Item are stated by Bid Item. Contractor shall complete all Work under this Base Bid in accordance with the Drawings and Special Provisions. This project, as described in Bid Items 101 through 107, must be installed in the locations and manner shown on the attached design packet for the CFRR & Grieco Ranch Water Development Project, which includes materials, estimated quantities, engineering drawings, and other required installations specifications and details. Progress inspections during installation and a final completion inspection will be conducted by the Owner and Engineer. Project must be installed according to all standards and fully functional before final certification and payment will be made. Estimated Quantities for each Bid Item are shown in the eMACS Bid Items. References to the Bid Form include the eMACS Bid Items. Contractor shall comply with all applicable Federal and State laws, regulations, and requirements in performing the Work. PROJECT LOCATION The Project is located on the Clark Fork River Ranch (CFRR) and Grieco Ranch near Deer Lodge, Montana in Powell County, Montana. Access to the site is off Interstate 90 at Exit 184 (Deer Lodge), then south along the Frontage Road towards Racetrack, Montana, to Sager Lane, then east under Interstate 90 to Eastside Road, then north to the site on the east side of the Clark Fork River, Sections 22 and 27, Township 7 North, Range 9 West.
