The project consists of renovation to 12 existing Downtown Anamosa storefront buildings as described in the construction documents. The work generally includes selective demolition, door, window, and wall repair and replacement, painting, masonry renovation such as brick replacement, repointing, repair, and work associated with these items. One lump sum contract will be awarded for this work. Contractors are advised to inspect the exterior of the project site at any time, with interior inspection available during the pre-bid conference or as otherwise permitted. All work must comply strictly with the provided plans and specifications. Bidders must submit bids on provided forms and include a bid bond, certified check, cashier's check, or credit union certified share draft for five percent of the total bid. The successful bidder is required to furnish a Contractor's Performance and Labor and Material Payment Bond for 100% of the contract price and comply with all insurance requirements. This is a tax-exempt project and the awarded contractor will receive applicable exemption certificates. Bids must be filed at the Office of the City Clerk, Anamosa City Hall, by the time specified. The contract is subject to requirements including Davis-Bacon wage rates, the Secretary of the Interior's Standards for the Treatment of Historic Properties, and review by state and federal authorities. Progress payments will be made monthly, with final payment no earlier than 45 days after final acceptance of the work. Section 3 Business Concerns are encouraged to respond, and all work is subject to Build America, Buy America Act requirements for U.S.-produced materials. The City reserves the right to reject any or all bids and to waive informalities and irregularities, awarding to the lowest responsive and responsible bidder. Failure to submit all required forms and documentation, or to comply with submission instructions, may result in rejection of the bid as non-responsive. Award of Contract: Notice is hereby given that the Anamosa City Council will meet in the designated Council Chambers, on February 9, 2026 at 6:00 PM local time, at which time and place a hearing will be held on the proposed drawings, specifications, form of contract, and estimate of cost for the Downtown Revitalization Project. Any interested party may appear to be heard. At the said time and place, the City Council shall also consider bids for said construction. Award of contract is subject to the requirements of the Iowa Economic Development Authority.
