M.G.L. c. 149, 44A through 44H. 5% bid bond, Prevailing Wage, OSHA, DCAMM updated Statement required Question Deadline 10/30/2025 Every request for such interpretation should be in writing addressed to dkalinick@brewster-ma.gov, and to be given consideration must be received at least seven days prior to the date fixed for the opening of bids The Town of Brewster is soliciting sealed bids for the complete renovation of the 1st floor Men's and Women's Bathrooms at the Captains Golf Course Pavilion, 1000 Freeman's Way, Brewster, MA 02631. The project includes carpentry services, tiling and plumbing in accordance with ADA compliance and current building codes. II. Scope of General Contractor Bid: - Full demolition of bathroom interiors down to stud walls, including demolition of the old floor tile and cove base (retain mop sink closet). - Repair rot and mildew if necessary. Install mildew-resistant drywall and smooth finish compound. - Provide dust control and floor protection during construction. - Install new stall partitions, doors, and ADA-compliant hardware, using existing layout. - Replace all switches, outlets, and plates for all bathroom devices. -Supply and install ADA grab bars -Supply and install new entry doors to both bathrooms, including kick and handle plates. -Supply and install new wall trim around entry door and windows as needed. - Supply and install granite countertops (~40 ft), storage cabinets (~6 ft each), mirrors, and associated trim - Paint all walls, surfaces, trim as needed (colors selected by Owner) -Supply and install framed glass mirrors above 6 Lav sinks -Supply and install 2 ADA Mirrors above 2 Lav sinks - Supply and install new 3-ft baseboard electric heaters (1 per bathroom) -Clean or replace bathroom exhaust ventilation ceiling grills Not Included: Bathroom accessories All Fixtures will be in the same location as current fixtures. All fixture selection will be approved by the Owner. All finish products and colors to be approved by the owner. Anticipated project start: December 2025 Substantial completion expected: by February 15, 2026 Final completion including punch list: by March 2, 2026
