The scope of work is to provide elevator maintenance and repair services for the Mid-Atlantic Tribal Health Center (MATHC), a two-story clinic with over 25,000 square feet of office and treatment space. The clinic is equipped with one Schindler 3100 MRL traction elevator that requires preventative maintenance and repairs to ensure safe and efficient operation in compliance with ADA regulations and applicable codes. Services include scheduled inspections, lubrication, and testing of elevator components such as doors, panels, safety devices, control systems, hoistway equipment, traction media, and emergency systems. The contractor must provide certified elevator mechanics with at least five years of experience, possess specialized tools for Schindler elevators, and maintain readiness to respond to non-emergent repairs within four hours and emergency entrapments within one hour. Deliverables include maintenance schedules, reports for each service, and adherence to ASME, NFPA, and IBC standards. The contractor is responsible for quality assurance, timely work completion, and repair of any damage caused during service.
