Remodeling of a residential development in Milwaukee, Wisconsin. Completed plans call for the remodel of a residential development.

Bids for this Project are being solicited for the following contractor types: STRONG Homes Loan Program Project Address: 309 S 64TH ST The work presented in this project is to be started within 10 days after Contractor's receipt of a Notice to Proceed and is to be satisfactorily completed within 45 days thereafter The Owner reserves the right to reject any and all bids and to waive informalities. EXTERIOR HOUSE 1 Gutter and Downspout Work: A.) Clean the gutters. B.) Replace existing downspouts with larger (2"x3" min.) downspouts, and reconnect downspouts to existing storm inlets with sealed boots. Color: White. CV 2 Chimney Repairs: A.) Reflash the chimney with metal flashing color matched to the roof. B.) Apply a clear waterproofing masonry penetrating sealer to the masonry parge, in order to eliminate the underlying brickwork from transmitting moisture. CV 3 Front Entry Porch (concrete): Remove and replace the concrete porch and stairs. Rebuild the footing/foundation as necessary. See work items #4 and ALT-1 for guardrails. All construction is to be code compliant. PERMIT, CV 4 Front Entry Porch Guardrails : Install masonry landscape wall blocks as guardrails; On each side of the porch, and down each side of the stairs with a minimum height of 32". (3-1/2 x 14 Quarry Gray Tumbled Large Belgian Wall Block from Menards or, approved equal.) Install smooth/flat masonry wall caps. All masonry units are to be fastened in place with manufacturer approved adhesive system. Install code complaint handrails at each side of the stair. The owner is to approve all material and color selections in advance. (Also see "Alternates" for optional guardrail system.) PERMIT, CV 5 Window and Door Trim Wrap: For all windows with exposed wood trim, install prefinished sheet metal - color white. Apply color matched oil based sealant at all seams, edges, and over nail heads. CV, Pb 6 Fascia Repair: Re-install the loose fascia wrap on the North fascia, and securely fasten in place. CV, Pb 7 Storm Doors: The owner will replace the front and rear entry doors (Self-Help). After the doors have been replaced, install new storm doors at both locations. The doors are to be full-lite units with operable glass/screens for ventilation. Install; closers, swing limiters, and all other necessary hardware. Color is to be black, white or brown from manufacturers standard colors. The owner is to pre-approve per owners selection. INTERIOR GENERAL 8 Alarms: Install smoke alarm in the basement and a combination smoke/CO alarm in the first floor. All smoke alarms shall be sealed battery, 10 year lithium ion units. CV BASEMENT 9 Partial Drain Tile System: Install a drain tile system at the North wall, where the wall bracing columns are being installed. PERMIT, CV 10 Wall Bracing: Install wall bracing on the North foundation wall, per Wisconsin Association of Foundation Repair Specialists (WAFRP) standards. Remove the existing wood framing on this wall. Install any additional floor structure or wood bracing as necessary. Tuckpoint all cracks. PERMIT, CV 11 Electrical Repairs: A.) Remove the wiring and receptacles along the North foundation wall where wall bracing work is being completed. After the work is completed, install protected (BX/conduit) wiring and new GFCI protected receptacles. B.) Install a dedicated GFCI protected receptacle for the new sump pump. C.) Correct the improperly installed NM wiring in the basement stairwell: Wiring is installed without protection on the wall. PERMIT, CV 12 Dryer Vent Louver: Apply caulking and seal the window penetration to make the wall louver air-tight. CV FIRST FLOOR 13 Flooring: The existing laminate flooring was installed over an uneven subfloor in the living room and office. A.) Remove the laminate and all uneven/unstable subflooring. B.) Install a solid 3/4" subfloor - make level and stable. Fasten the subfloor securely to the underlying structure. C.) Install new vinyl plank flooring, with shoe molding and transition thresholds at all perimeters. CV 14 Drywall Damage: Repair the water damaged drywall at the chimney/ceiling intersection in the kitchen. Repair the peeling finish lower on the chimney drywall cover. Prep and finish paint to match existing. CV, Pb 15 Ceiling Damage: A.) Repair the two (bullet) damaged drywall in the West bedroom ceiling. Spot paint the repair. B.) Investigate the roof to see of there is any damage to the shingles. Repair any holes in the roof to a waterproof state. CV, Pb 16 Door Casing: Install door casing and wall base trim at the bedroom closet door. ALTERNATE WORK ITEMS :- Front Entry Porch Guardrails (Alternate to #4): Front Porch; Install metal guardrails around the porch, and guardrails with handrails at the stairs. Rail/Post Specifications: The guardrails are to be AVANT aluminum posts and rails, powder coated in black. SKU #'s; Guard Railings #1710700 and #1710702, Stair Railings #1710704, Posts #1710833, Bracket Kits #1710708 and #1710710. All construction is to be code compliant.
