The work to be performed consists of renovation of an existing concrete and post frame building with a finished office space, a partially finished shop space, and an unconditioned storage space. Site work includes installation of a wastewater holding tank and utility connection. The renovation construction work includes wastewater holding tank installation, electrical utility connection, full replacement of metal siding, steel doors, insulated sectional overhead doors, aluminum framed glazing, interior wood framing, drywall installation and finish, interior painting, ACT ceiling installation, electrical to include lights, power and low voltage/data, interior plumbing and fixtures for single user restroom, and split system HVAC for office and shop spaces. Contractor site work (outside building envelope) includes connecting electrical power to existing service and selective removal of concrete paving to facilitate owner's site improvements. Contractor shall trench 1" conduit (provided by MPW) from MPW's fiber connection point to building. Single Prime Contract. Submit a digital PDF containing Bid form, bid bond and qualifications statement with optional password protection to michael@horizon-architecture.com and administration@co.muscatine.ia.us no later than 2:00 p.m. on Thursday, February 12th, 2026. Transmit the password (optional) to open the document at or after 2:00 p.m. on Thursday, February 12th, 2026. Bid Security shall be made payable to Muscatine County Iowa, in the amount of 10 percent of the Base Bid sum. Security shall be certified check, bank cashier's check, or AIA A310 Bid Bond issued by the Surety licensed to conduct business in the state in which the project is being constructed. The Bid Security is to be submitted and attached to the Bid Form at the time of submission of Bids.
