This solicitation is for monthly preventative maintenance, scheduled part repair or replacement, and emergency services and repairs to the HVAC systems at Iowa PBS. Services will be provided at two locations: 6535 Corporate Drive and 6450 Corporate Drive. The contractor will maintain mechanical systems as listed, perform preventative maintenance according to a set schedule, provide emergency services with a two-hour response guarantee, and keep logs of all maintenance. Maintenance must comply with manufacturer’s recommendations and use a computer-generated scheduling program. Emergency services must have a professionally staffed answering service and all service personnel must be appropriately qualified. All parts and labor must be warranted, and the contractor is responsible for providing required refrigerants and consumables. Regular preventative maintenance cannot include air filter replacement or chemical water testing. The contractor may use approved third-party subcontractors but remains responsible for all services provided. Billable labor and material must be itemized in accordance with set contract rates. All planned maintenance will be performed during normal working hours, and the contractor will have reasonable access to all equipment. Valve maintenance and repair are included but only on a time and material basis. The contractor is not responsible for repairs caused by negligence or misuse beyond ordinary wear and tear. Instructions to bidders include submitting evidence of a comprehensive computerized preventative maintenance program with the bid, providing original invoices for any mark-ups, and meeting all general requirements stated, including response time and warranty provisions.
