Site work and new construction of a warehouse / distribution facility in Kugluktuk, Nunavut. Completed plans call for the construction of a 4,536-square-foot, one-story above grade warehouse / distribution facility.

The Department of Transportation and Infrastructure Nunavut (TIN) has determined that the community of Kugluktuk is in need of a shelter for runway maintenance vehicles and equipment operating at the airport. The intent of the shelter is to protect the equipment and vehicles to ensure that a fast and reliable mobilization is possible for execution of the runway maintenance program. The space will provide room for three vehicles including a grader, a loader and a tandem truck with a front mounted blade. Although minor maintenance may occur in the shelter, it is not intended that major maintenance be undertaken. TIN has also included an economic development component to the project by adding a cargo facility (warehouse) within the shelter. One purpose of the cargo facility is to promote food security by providing a space for a vendor to operate a cargo service to distribute commercial freight of merchandise, frozen and perishable goods for the community. FF&E supplies for the warehouse are minimal for this contract as the requirements of a potential future vendor are not defined. The building, including the warehouse, is approximately 420 m2 constructed of pre-engineered steel structure on a reinforced concrete slab at grade. In addition, a mezzanine accessible by a stairway includes approximately 46 m2 which accommodates HVAC equipment and electrical equipment, with some room for storage. The building will be located in an area that is largely not developed previously, so earthwork and grading will be required to prepare the site. For timely completion, bidders are advised to consider engaging local resources for grading and site preparation, followed by installation of thermosyphon system, that are to be procured and delivered by air freight, all ready to commence the slab on grade construction, with construction materials delivered by 2026 sealift. The building will include systems that are required for building operation.
