Walker County, Georgia is soliciting proposals from qualified vendors for the construction and interior finishing of two offices, two hallways, one bathroom, and one kitchen area . Work will include framing and installation of new walls, flooring, and ceiling tile. Walker County Government reserves the right to accept or reject any and all proposals, to waive formalities, technicalities or irregularities and to re-advertise if necessary. This Scope of Work defines the responsibilities and deliverables for Framing and MEP (Mechanical, Electrical and Plumbing) trades to complete/finish the interior buildout of the above referenced project. All work shall comply with applicable local, state, and federal codes and will be coordinated with other trades to ensure proper integration. Scope of Work: o Walls o Frame and construct new walls per specified dimensions. o Install drywall, finish, and paint as required. o Flooring o Install new flooring throughout all offices, hallway, bathroom, and kitchen. o Flooring type to be determined (e.g. vinyl, tile, etc.). o Ceiling Tile System o Install suspended ceiling grid system with acoustic ceiling tiles in the lobby area and new office, hallway, bathroom, and kitchen. o Ensure integration with lighting and HVAC as needed. o The ceiling tile coverage is expected to match the total floor area (910 sq ft), pending any soffits or exclusions. o Electrical o Install four (4) new wall sockets in each office and one hallway. o Verify outlets meet code requirements for spacing and capacity. o Windows o Remove two (2) windows o Install one (1) new window in Office 1, size and style to be confirmed by the project owner. Additional Notes: o Contractor shall provide all labor, materials, and equipment required for the above work. o Work must comply with all applicable building codes and standards. o Coordination with electrical and plumbing permit requirements (particularly for the bathroom and kitchen) will be required. o Final finishes (paint colors, flooring material selections, tile type) will be approved by the project owner prior to installation.
