Demolition and site work for a multi-residential development in Oak Park, Michigan. Completed plans call for the demolition of a multi-residential development.
Reference Number 0000410863 The City of Oak Park is requesting proposals for the demolition of multiple buildings and amenities located within the municipal complex along Oak Park Boulevard. Substantial completion (buildings demolished): Monday, May 4, 2026 Deadline to submit questions: Friday, February 13, 2026 @ 4:00pm (local time) If you have any questions, please reach out to Dan Fairless at (248) 691-7450. Bid Bond required with submittal of bid. Each Bid must be accompanied by certified check, cashier's check, money order or bid bond by a surety company licensed to do business in the State of Michigan in the amount of at least 5% of the Bid, payable to the Owner, as a guarantee on the part of the Bidder that he will, if called upon, enter into the attached Contract. The scope of work for this proposal shall include, but is not limited to the following: A. The following building / amenities are scheduled for demolition, numbers are approx.: o Ice Arena, 13950 Oak Park Blvd. i. Built in 1970 (approx.) ii. 66,000 square feet of main floor iii. 300 square feet of basement iv. Adjacent concrete sidewalk / pads o Pool Bathhouse, 14210 Oak Park Blvd. i. Built in 1952 (approx.) ii. 8,600 square feet of main floor iii. 200 square feet of basement iv. Chemical / pump room o Inground Pool, 14210 Oak Park Blvd. i. Built in early 1950's (approx.) with upgrades in the late 1990's ii. Marcite style pool. 10,300 square feet iii. Zero depth to 13 feet deep iv. 30,579 square feet of concrete pool deck v. 330 linear feet of poured in place concrete privacy wall vi. 11,500 square feet of putt-putt golf course vii. 365 linear feet of aluminum chain link fence viii. All associated landscaping o Snack Bar Building i. Built in 1970's (approx.), rebuilt in 2001 ii. 518 square feet of main floor o Restrooms / Storage Building i. Built in 1970's (approx.) ii. 1,216 square feet of main floor o Cable Building, 14320 Oak Park Blvd. i. Built in 1976 (approx.) ii. 2,700 square feet of main floor iii. 2,700 square feet of second floor iv. Hydraulic piston type elevator o Tennis / Basketball Courts i. Constructed in 1976 (approx.) with upgrades in the early 2000's ii. 79,000 square feet of asphalt pavement iii. 1,200 linear feet of aluminum chain link fence B. All measurements are approximate and should not be considered to be exact. C. Water service(s) to be disconnected by the City of Oak Park prior to any demolition work D. Contractor to perform sewer disconnection(s). Plumbing permit required E. Awarded contractor to acquire necessary demolition and plumbing permits F. All City of Oak Park permit fees will be waived. Bonds may be required G. Contractor required to submit State required "Notification of Intent to Renovate / Demolish" H. All trucking manifests are to be submitted to the City of Oak Park. Payment will not be made without full document submittal / approval I. All footings / foundations, pool materials, fencing, sidewalk / flatwork, landscaping, and basements are to be removed. The putt-putt golf course shall be removed as part fo the pool item as well. J. Rough grade site and place 2" of topsoil and seed (site to be graded per direction from the City Engineering Division) K. Contractor responsible for security of the site L. Contractor to provide dust control / soil erosion control requirements M. Contractor must use City of Oak Park hydrant meter for all water usage o $2,400.00 deposit required, no charge for water usage N. Bid Bond required with submittal of bid. o Each Bid must be accompanied by certified check, cashier's check, money order or bid bond by a surety company licensed to do business in the State of Michigan in the amount of at least 5% of the Bid, payable to the Owner, as a guarantee on the part of the Bidder that he will, if called upon, enter into the attached Contract. O. Work is to be completed between the hours of 7:00am and 7:00pm, Monday through Saturday. City Manager approval required outside these hours P. Contractor to restore surrounding grounds, including parking lots, sidewalks, and lawn areas, to pre-existing condition. 2" topsoil and seed required. Q. A clear understanding of the attached "Demolition Specifications" pages DS-1 thru DS-5 R. Davis Bacon wage requirements are not required for this project S. All appropriate asbestos and universal waste disposal are to be completed by BDS Environmental, prior to any demolition work. T. While the intent is perform all the work associated with this project, the city reserves the right to remove any portion of this work, before or after project award. Expected award by City Council: Monday, March 3, 2026
