Demolition, site work and new construction of a multi-residential development in Brant Lake, New York. Completed plans call for the demolition of a 900-square-foot, one-story above grade, five-room multi-residential development.
North Country Rural Development (NRDC) seeks proposals from qualified manufactured home retailers and site work contractors for the replacement of a substandard manufactured home with a new ENERGY STAR® Certified manufactured home. The scope includes providing and installing HUD- and ENERGY STAR–certified homes; completing foundation, slab, utility connections, grading, demolition work; or submitting as teams of both. Work must comply with the NYS HOME Program Manual and all related HUD, state, and local requirements. Contractors are to confirm all field dimensions, site conditions, and detectable defects prior to bidding. Work must be performed using best practices and materials equal to or better than the originals. Contractors are responsible for preparing and submitting detailed site plans, securing all local and state permits, performing pre-construction site evaluations, and submitting required documentation for approvals. The home must be placed on the same footprint as the current home and meet specified minimum criteria (3 bed, 2 bath, single-wide, 900 sq ft, all-electric, ENERGY STAR appliances, HUD compliance, specific insulation and material standards, and required utilities and grading). Proposals must include company information, proof of insurance, an itemized cost estimate, project schedule, model specifications, and a potential floor plan. Separate proposals from home retailers and site contractors are welcome. One entity must act as the general contractor. The project also includes removal and legal disposal of the existing home and debris, grading and seeding, installation of insulated skirting, decks, stairs or ramps, and obtaining final inspection approvals. NRDC will coordinate partnerships between selected bidders if submitted separately.
