This Request for Proposals (RFP) is issued to solicit proposals from qualified, financially sound, and responsible vendors that will be used to select food service and/or retail vendors to provide high quality service to students, faculty and staff at CSULB in the newly renovated/expanded USU opening Summer 2028. We are seeking food and service vendors who can cater to the tastes and preferences of the CSULB student body and campus community. The purpose of this RFP is to identify interested food service vendors who can provide a diverse menu in the USU with preferred menu options of Latin and Italian/Pizza options, while also helping to generate additional revenue streams for ASI. The USU has gone through their first round of vendor selection and has selected various vendors with diverse menu options. USU staff will be in contract negotiation with the following vendors to provide food service to the CSULB community: Cassidy's Corner Cafe, Coffee Bean & Tea Leaf, El Pollo Loco, EVERYTABLE, Higher Taste, Plant-Based, The Habit, The Halal Shack, and Shake Smart. This RFP aims to attract two food and service vendors with preferred menu options of Latin and Italian/Pizza interested in providing services to students, faculty and staff at the newly renovated/expanded USU opening Summer 2028 with build out onvening spring 20208. Through competitive negotiations, we seek to establish partnerships with top-tier food service vendors. The USU Renovation/Expansion delivery method for this project is a collaborative design-build structure. Gensler and Penta have been contracted as project architects and builders, respectively. CSULB Design and Construction Services serves as the project management team. The new food service includes additional space for the following concepts with specific location preferences not guaranteed: Site A - approximately 1,200 sq. feet for a stand-alone coffee house concept. Coffee House 2,500 (sq. feet) Warm Shell Design, Includes Seating Back of house support approximately 550 sq. feet Coffee serving area approximately 650 sq. feet Dining (interior) approximately 1,300 sq. feet (must remain open during USU operating hours) Long Beach Bureau of Environmental Health Plan Check required prior to build out by vendor. The interior seating area will include approximately 30 to 40 seats to create a place for students to gather. Site B - located on the third level (entry points at grade) which will be known as "The Marketplace" (see figure 1). Each of the eight (8) food service or retail vendor concepts shall be 950 to 1,200 sq. feet as shown below. Natural gas shall be provided to 50% of food hall concepts located within "The Marketplace." Food Hall 10,700 (sq. feet) Warm Shell Design Concept A: 1,200 sq. feet Concept B: 1,050 sq. feet Concept C: 1,200 sq. feet Concept D: 1,100 sq. feet Concept E: 1,000 sq. feet Concept F: 1,050 sq. feet Concept G: 950 sq. feet Concept H: 1,150 sq. feet Queuing at Concepts: 2,000 sq. feet Location: Expansion Building, centralized Long Beach Bureau of Environmental Health Plan Check required prior to build out by vendor. Tentative Food Hall Shared Support: Interior receiving area, staging area, employee restroom, employee locker area, janitorial + chemical storage, loading dock and public restrooms. Dedicated food hall seating (interior including circulation): approximately by 7,500 sq. feet Construction Food Service Tenant shall be responsible for the following: Food Service Tenant is required to provide all equipment and millwork to fit out space. The architectural features of the space will be reviewed by the project architect to ensure Food Service Tenant's design maintains the aesthetic appearance and theme of the project. All penetrations made to the existing roof system shall be made by a manufacturer's certified contractor and in compliance with the manufacturer's recommendations and must meet campus approva Build -out must be executed by a licensed general contractor and all work must be coordinated with the owner's General Contractor . Contractor's insurance coverage will need to include and indemnify the University / ASI . Food Service Tenant is responsible for final connections to all utilities . Food Service Tenant must submit stamped architectural and engineering plans and specifications to the following for review and approval : Beach Building Services , Design & Construction Services , City of Long Beach Health Department , DSA (Access Review ), California State Fire Marshall and a certified thirdparty building plan reviewer . Food Service Tenant is responsible for responding to all review comments and obtaining approval from all agencies listed above prior to starting work and prior to opening for operation . All electrical and mechanical work must comply with the University standards . Food Service Tenant will not have access to campus voice or data . Verizon is the required provider .
