Renovation of an industrial development in Ludington, Michigan. Completed plans call for the renovation of a 17,000-square-foot industrial development.

Ludington Area School District is seeking proposals for bus garage roof remediation per specifications. Specifications are to be considered as minimums, and the general conditions, as listed, must be adhered to. Proposals must be received delivered in person with a duplicate copy or by mail in a sealed envelope/package with the wording “2026 LADS Bus Garage Roofing” clearly marked on the outside of the envelope/package addressed to: Ludington Area School District, Attn: Tyrone Collins, 809 Tinkham Ave, Ludington, MI 49431. Ludington Area School District will not consider or accept a bid received after the date and time specified for bid submission. The Project will utilize one prime contractor. The contract for construction will be a direct contract with the Owner. All questions regarding the specifics of the bid should be directed via E-Mail, and answers will be responded to through the same means. Bidding Documents will be available on Sigma website. All questions regarding the bidding procedures, and drawing/specification intent are to be directed to the Project Coordinator. A performance and labor bond is required for the project and is to be part of the base bid amount. A Bid Security by a qualified surety authorized to do business in the state where the Project is located and in the amount of five percent (5%) of the Base Bid shall accompany each proposal. The Bid Security may be in the form of a Bid Bond, Cashier’s Check, or Money Order. Personal checks are NOT acceptable. Bid may not be withdrawn for a period of sixty days after the bid date. Successful Bidders will also be required to provide a Performance & Labor bond as stated in the Project Specifications. Questions regarding the specifics of the bid should be directed via E-Mail, and answers will be responded to through the same means. The Work of the Project includes: 1) Remove any dead exhaust vents and overlay new metal panel and secure in place. 2) Install two layers of 2.6" of polyisocyanurate insulation and mechanically fasten insulation to purlins per manufacturer's instructions. 3) Low-rise 1/4" primed densdeck to new insulation substrate. 4) Install new wood blocking around entire perimeter ensuring fasteners are secured through panel into purlins/structure. 5) Build out walls above lounge with insulation & wood blocking to provide smooth transition between roof sections. 6) Adhere new Tremply TPO Max 60mil to the new densdeck coverboard. 7) Wrap vertical walls above lounge with membrane to ensure water tightness from section to section. 8) Install new Tremlock drip edge metal system around the entire perimeter. 9) Install all related details per manufacturer's installation requirements. 10) Install new compatible S-5 snow retention system above lounge area.
