Renovation of a conference / convention center in Augusta, Maine. Completed plans call for the renovation of a conference / convention center.
**As of May 5, 2026, the project was awarded to Exactitude Inc, with an awarded amount of $203,092.72.** Proposals are requested for "Interior Fire Doors Repair and Replacement" at the Augusta Civic Center as specified in the attached Specifications and Proposal/Bid Form. Bids must be submitted on the provided form in sealed envelopes, clearly marked with the bid number and project description, to the City of Augusta, Development Services Department. Prices quoted must remain valid for sixty days following the bid opening. The City retains the right to waive informalities, accept or reject any or all bids or any portion thereof, or waive technicalities in the best interest of the City. Women and minority-owned businesses are encouraged to submit bids. Deadline for Questions March 13, 2026 Inquiries concerning the subject of the Request for Sealed Bids shall be made to: Chris Massey Facilities Operations Director chris.massey@augustaciviccenter.org Contract Award (No Later Than) May 3, 2026 Deliverables shall include, but are not limited to, the following: 1. Project Management & Coordination Contractor shall provide project management and coordination services, including scheduling and sequencing of work to minimize disruption to Civic Center operations and scheduled events. Contractor shall coordinate all subcontractors and third-party vendors required to complete the work. 2. Work Schedule and Completion Requirement Contractor shall develop and submit a proposed work schedule for review and approval by the City following contract award. The schedule shall include anticipated start dates, sequencing/phasing, and projected completion dates. All work shall be completed no later than December 31, 2026, unless otherwise approved in writing by the City of Augusta/Augusta Civic Center. 3. Field Verification & Measurements Contractor shall verify existing conditions in the field prior to ordering materials, including door opening measurements, hardware conditions, and installation requirements. Any required measurements, templating, or documentation necessary to ensure proper fit and function shall be included. 4. Repair and/or Replacement of Fire Door Assemblies Contractor shall repair and/or replace fire-rated doors and associated hardware as identified in the inspection report provided. Where feasible and cost-effective, repairs shall be completed in lieu of full replacement, while maintaining full code compliance and consistency with the Civic Center's architectural finishes and aesthetic standards. 5. Materials, Hardware, and Accessories Contractor shall furnish and install all required fire-rated doors, assemblies, and components, including but not limited to hinges, door closers, exit devices/panic hardware, kick plates, and any additional accessories required to ensure proper operation and code compliance. 6. Manufacturer and Product Information Contractor shall provide manufacturer, make, and model information for all doors, hardware, and accessories furnished under this project, and shall provide product specifications/cut sheets upon request by the City. 7. Code Compliance and Performance Requirements All repaired and/or replaced fire door assemblies shall meet all applicable codes and standards adopted and enforced by the Office of the Maine State Fire Marshal. Contractor shall adjust and confirm proper operation of all doors and hardware, including closing and latching performance. 8. Testing, Final Walkthrough, and Acceptance Contractor shall perform functional testing and verification as necessary to confirm safe and compliant operation. A final walkthrough shall be completed with the City's representative to confirm completion and acceptance of work. 9. Removal and Disposal Contractor shall remove and properly dispose of all replaced doors, hardware, and any materials no longer required, as well as all debris generated as part of the project. 10. Training (If Applicable) Contractor shall provide basic operational and maintenance guidance for any new or upgraded door hardware/assemblies, as applicable. 11. Warranty, Service, and Preventative Maintenance Options Contractor shall provide warranty documentation for parts and labor. Contractor shall also provide service and preventative maintenance options for installed doors and hardware, as available. 12. Itemized Pricing and Cost Proposal Contractor shall submit a detailed and itemized cost proposal, including separate totals for materials, labor, subcontractors/third-party vendors, and any value-added services (if offered).
