Remodeling and repairs are to be performed at 4666 N 40th St, Milwaukee, WI 53209-5810. Bids are solicited for contractor types under the Home Rehab Loan Program. Financing is provided through the City of Milwaukee, Neighborhood Improvement Development Corporation (NIDC), which reserves certain rights as lender including: development of the scope of work, assistance with the bid process, preparation of the contract, approval of change orders and payments, and other aspects of contract execution and implementation. The contractor must meet with the owner at the property to inspect and review conditions before submitting a bid. When a contractor's bid is accepted, they will receive documents such as the Contract to Perform Rehabilitation Work, Subcontractor Schedule, and Standard Contractor Invoice Documents. The contractor must obtain and pay for all required permits, including a lead abatement permit from the Milwaukee Health Department. The payment schedule will be determined with the selected contractor, with general payments available in amounts no less than $5,000, and up to 10% retainage may be withheld pending completion of punch list work and lead clearance. Contractors must comply with the City of Milwaukee "Rehabilitation Technical Specifications and Performance Standard," and in the case of any conflict, the scope of work takes precedence. For bidding eligibility, contractors must have experience with similar projects and hold required licenses, provide firm and property ownership information, and submit other information as requested.
