This project shall have a participation goal for Service-Disabled Veteran Business Enterprises (SDVE) of 3% of the total contract value. Contract award: April 2026 Pre-Proposal Meeting with shortlisted firms: March 16, 2026 The anticipated GMP is $57,000,000 with an anticipated substantial completion of Summer 2029. The project is comprised of two efforts consisting of building envelope improvements and utility infrastructure improvements for the facilities. The envelope replacement of the KSMB will include complete removal of existing metal clad envelope at the tower (Levels 2-5 and Penthouses) and replacement with insulated metal panels, complete replacement of existing windows within metal clad envelope at the tower, replacement of windows on the 2nd floor NIC Wing, adding curtainwall windows at select locations at the towers, replacement of selected roofs, exterior LED lighting, firestopping between all floors, refinishing 2nd floor spaces and associated MEP/FP systems to original condition, providing sun screen units at windows, tuck pointing and cleaning of masonry stair towers. Phasing will be designed to react to the current operations at KSMB and KSHP. The infrastructure work at KSMB will be a comprehensive replacement of the building automation system, replacement of domestic pumps, repairs, correction and re-routing of the sanitary lines along with work on the chilled water system. The work will also include an upgrade to the fire alarm and fire protection systems which includes the fire pump and finally a mechanical upgrade to selected air handling units. The infrastructure work for KSHP will include an upgraded fire alarm system, piping mains and heating water lines along with work on the passenger and freight elevators.
