Reference Number 0000412413 The Town of Timnath is seeking Proposals from qualified Contractors to assist with a design master plan of a piece of Town-owned property ("Timnath Ranch Park"). Timnath Ranch Park is roughly 23 acres and is in an area of town known as Timnath Ranch North. It is within walking distance of the Town's Community Park and adjacent to Bethke Elementary School - both of which offer traditional park amenities. Given the proximity to those traditional parks and amenities, this piece of property is poised to offer users a chance for unique park experiences. The master plan will help guide the overall development of the park to help meet the needs of Timnath's residents, visitors and the Parks and Recreation Department. Interested Contractors should have experience with municipal park master planning and have a multifaceted team with knowledge of landscape architecture, engineering and understanding of recreational needs. Interested Contractors should have demonstrated public engagement experience and experience with cost estimating and phased implementation. Project Objectives: Create a distinct park experience that complements nearby facilities and reflects community priorities Identify phased development options aligned with funding. Provide actionable opinions of probable cost and implementation guidance. Support long-term operations and maintenance needs for the Parks and Recreation Department. Project Scope: The project will produce a master plan for Timnath Ranch Park. The master plan should utilize data from the 2025 Parks and Recreation Master Plan and Survey, community & stakeholder engagement, site observations and staff input. The Town would like a conceptual site plan with 1-2 alternatives, and should include planning level opinons of probable cost (with stated assumptions) for 1) the Master Plan, 2) Construction Documents, and 3) Construction Management. There is potential for the master plan to roll into construction/design documents and then construction management as a subsequent phase/contract amendment.
