Baker - Forest Road 11 MP 23.9 Repair Furnish all labor, materials, and equipment to perform cleaning and structural remediation for mold damage in the Colebrook River Lake office in accordance with IICRC S520 standards. Work includes remediation in six areas under 200 square feet each, consisting of one main office room, one locker room, one hallway, one utility room, one bathroom, and one 4-by-8-foot section of garage ceiling. Full negative air pressure containment must be established, using air filtration units with HEPA filtration. All measurements must be verified by the contractor. Required work includes removal and disposal of drywall, insulation, wall trim, and any other affected building materials; thorough cleaning using CDC-approved methods and HEPA vacuuming; fungicide treatment; re-cleaning; and encapsulation of wood structures using an acrylic mold-inhibiting sealer applied by a certified pesticide applicator. The contractor shall also install new rock wool insulation with a minimum R-15 rating, moisture- and mold-resistant drywall, and all associated fastening materials. Drywall must be installed flush with existing surfaces and finished to a paint-ready condition. A damaged door threshold in the utility room must be repaired, including flashing of the door opening. Upon completion of installation, the contractor must provide a final HEPA cleaning and antimicrobial wiping of all surfaces. All work shall comply with state and local building codes and all applicable USACE safety, health, and environmental requirements.
