Renovation of a multi-residential development in Vancouver, British Columbia. Completed plans call for the renovation of a multi-residential development.
Maclean Park 760 Gore is a three story building, constructed circa 1970, that includes ten 2- bedroom units.. Foundation includes all buried structural elemental supporting columns, walls, framed floors, and roof. Superstructure features a combination of cast-in-place concrete construction and conventional wood framing supporting a wood roof deck. Balcony construction includes concrete cantilevered balconies with metal railings. The building is clad with clay brick veneer wall skin complete with rock dash stucco and wood soffits and fascia boards. The windows consist of insulated glass windows within vinyl frames and double-glazed sealed units set in fixed aluminum frames. The building’s fire alarm system is active. BC Housing is looking for a Prime contractor to reconstruct units 61, 63 and 67, a total of three units, back to their original condition in this building. The work will be mostly interior reconstruction and minor damaged exterior building envelope repair. The Work under this Contract consists of, but is not limited to, the fire and water damage repair and interior restoration of Units 61, 63, and 67 within this existing residential building at #760 Gore Ave. Identified hazardous materials have been removed under a separate contract and currently, all three units are demolished up to the studs and ready to be reconstructed. Work common to all three units includes, but is not limited to: Installation of new electrical feeders from the electrical room; Repair, replacement, and reconnection of mechanical and electrical systems as indicated on the drawings; Installation of insulation and vapour barriers at exterior walls; Installation of insulation at demising walls and ceilings; Installation of new subflooring and finished flooring; Installation of wall and ceiling finishes; Installation of kitchen and bathroom fixtures, millwork, appliances, and equipment; Installation of new interior doors; Firestopping, installation of lighting, switching, receptacles, and exterior balcony GFCI outlets; Installation of fire alarm speaker/strobe units and smoke and heat detectors; Installation of hydronic baseboard heaters with new control valves; Finishing of walls, ceilings, doors, and trim; Post-construction cleaning of each unit. Additional scope specific to Unit 67 includes fire-related remediation and repairs, including application of odour-abatement sealing paint to all smoke-damaged surfaces prior to concealment, replacement of fire-damaged windows, replacement of ventilation ductwork and exhaust systems, and localized entry and exterior repairs (balcony soffit, etc.). Replacement of the suite entry door, signage, and entry finishes is included. The scope for Unit 67 also includes repainting of the shared third-floor corridor adjacent to the unit. Minor exterior envelope repairs associated with the fire and water damage, including localized repairs and window replacement, shall be included as required to fully reinstate affected assemblies.
