RFP - County-Owned Property Development Former UWSP-Wausau Campus Marathon County, in conjunction with the city of Wausau, is seeking redevelopment proposals for the former site of the Wausau campus of University of Wisconsin - Stevens Point at Wausau (UWSP-Wausau), located at 518 S 7th Avenue in Wausau, WI. Proposals will be prioritized according to job creation potential, impact on workforce housing, market demand, and overall economic and financial benefit to the County. All types of organizations may submit proposals, and the County reserves the right to select any proposal determined to be in its best interest. The Developer may pursue rezoning with the City of Wausau. Proposals can address rehabilitation or demolition and new construction, and may be for the entire campus or specific buildings, but not partial occupancy of any building. Proposals to share space require the Developer to arrange agreements. The County may prioritize proposals redeveloping the entire campus, and will also consider long-term lease arrangements. The County is not obligated to accept any proposal and may reject any or all proposals. Interested parties are encouraged to review criteria for redevelopment funding tied to the Wisconsin Economic Development Commission's grant program. Proposals must include: - Explanation of the Developer's role and partners/member roles - General timeframe for development (phased components if applicable) - Demonstration of financial capacity - Description of benefits to the County (purchase price/lease terms, projected investment, direct jobs, workforce housing units, tax impact, and other benefits).
