Renovation of a municipal facility in Dayton, Ohio. Completed plans call for the renovation of a municipal facility.

Invitation for Bid IFB #25-04 Riverview Utility Door Replacement Greater Dayton Premier Management. Proposals must be submitted electronically. Minority- and/or women-owned and Section 3 businesses are encouraged to respond. Question Deadline 03/05/2026 at 10:00 AM ET Questions about this Bid Shall be Submitted Electronically to: ebid@dmha.org. The property has five buildings, including 44 two-story and 12 one-story apartments and one Maintenance building. This request involves replacing 44 exterior utility room doors for the apartments and disposing of the doors off-site. It also includes replacing brick molding around the doors. Remove and dispose of doors off-site. Remove cores before discarding the doors and retain them for the new doors. All door hardware shall be turned over to the owner. Install new doors, with pre-hung metal exterior doors which shall include the jamb and threshold. Doors shall be insulated, double 28 x 80, 1-3/4 thick, 24 gauge steel. Doors shall be Masonite 6-Panel or equal door. The exterior doors shall be field painted with Sherwin-Williams Pro Industrial SW 6122 Camelback and all painted surfaces shall have two coats. The contractor shall install an 8-inch stainless steel kick plate, on the outside of both doors. Install new Falcon D241 or equal Single Cylinder x Thumb turn Deadbolt with satin chrome finish or equal on the left door and a latch guard cover plate and two swing guards on the right door. Locks shall be type A keyed. The locksets shall include all hardware, striker plates, screws etc. to accomplish the installation. The doors shall be single-bored to receive a deadbolt lockset. The existing cores shall be installed into the new dead bolt locks. The contractor shall replace the brick molding and shall prime with exterior latex primer. The new molding shall be painted with exterior latex satin white paint. All painted surfaces shall have two coatings. 12. The contractor shall remove all caulking around brick molding and install new with new caulking. The contractor shall verify the door swing. The contractor shall be responsible for all permit/inspection fees and comply with all local, state, and federal codes/ regulations. The units will be occupied during work. The contractor shall be responsible for any and all damage caused by the execution of this work. Manufacturer warranties will be applicable, and all work completed by the contractor will include a 1-year warranty starting from the date of acceptance. GDPM seeks proposals from experienced contractors to complete the replacement of the utility doors at the property known as Riverview. Riverview is a 60 unit family development that was built in 1971. Work shall be completed within 365 days in accordance with the attached specifications.
