Renovation of a multi-residential development in Marion, South Carolina. Completed plans call for the renovation of a multi-residential development.

The work involves HVAC and roof replacement, as well as security upfit installation for the Housing Authority of the City of Marion at 6318 Marion, Marion, SC. Questions that arise from the Site Visits are to be directed to the Architect at bids@stognerarchitecture.com. Bid Delivery Methods: Bids may be delivered by one of the following methods: 1. Bids may be dropped off at the office of the Architect: Stogner Architecture, PA 615 East Broad Avenue Rockingham, NC 28379 Attention: David Stogner Scope of work will consist of renovations and modernization of existing project and includes, but is not limited to, the following items: HVAC Replacement - Watsonia Street and Strawberry Street - SC 21-1 o Remove existing air handler and heat pump units and replace with new Seer2 14.2 min. air handler and heat pump units. Remove and replace existing linesets complete. Reuse existing return air plenum box and supply ductwork. Remove and reinstall existing metal formed lineset covers at exterior walls of buildings. o Remove all existing exterior concrete heat pump equipment pads and provide new 3000 psi, 4" thick concrete equipment pads. Size to accommodate new equipment. Slope top of new concrete pads min. 2% away from building. New pads to but up to buildings as indicated on plans. Loam, seed and straw all disturbed areas of lawn. o Existing exterior disconnect and exterior GFI shall remain. o Existing condensate pumps shall be removed and replaced with plenum rated condensate pump. Remove existing condensate piping and replace with new PEX from pump to exterior. o Thoroughly clean all existing return air plenum boxes, air handler closet (floors, walls and ceiling) and return air grill. Cleaning shall be done with a mild detergent after brushing and vacuuming. o Remove and replace all existing thermostats with new thermostats. Locations to be verified in field. o Provide all other work as shown on Drawings, in the Project Manual and as required by codes and the authority having jurisdiction. Roof Replacement - Wallace Circle - SC 21-5 o Remove existing roof shingles and underlayment complete. Inspect existing roof wood substrate and replace any damaged or rotten sheathing to match thickness of existing. Provide new architectural asphalt roof shingles upon new roofing underlayment. o Provide all other work as shown on Drawings, in the Project Manual and as required by codes and the authority having jurisdiction. Security Windows / Door - Walnut Street - SC 21-1 o Remove existing front entry door and windows at Administrative Office and provide new bullet resistant entry door and windows at locations indicated on plans. o Provide all other work as shown on Drawings, in the Project Manual and as required by codes and the authority having jurisdiction.
