Renovation of a military facility in Fort Benning, Georgia. Completed plans call for the renovation of a military facility.
The project consists of replacing up the entire existing PVC roofing system with new 80 mil rolled goods PVC flat roof from a single source manufacturer with a 20-year NDL, no dollar limit warranty. The project is to be executed in two phases, with one phase being Areas A, C, E, G, and H, and the other phase being Areas B, D, and F as highlighted in the drawing. General Contractor Superintendent must always have a copy of the PVC manufacturer’s installation manual and the DOR’s specifications on site during construction. This project also consists of installing new lightning protection system ONLY on the areas listed above (PVC areas, not the tile roof) and gain a UL master label for said lightning protection. Upon removal of the existing roofing material, repairs to the roofing system shall be completed as necessary. Other work required to complete this scope may consist of repairs and/or replacing gutters/downspouts, masonry chimneys, nailing stringers, bird stops, insulation, flashing, soffit, curbs, drains, rotten wood, louvers, roof vents, roof exhausts, antenna, awning, masonry, EIFS, caulking, sealant degradation, lightening protection, lead boots, miscellaneous metal straps, etc. The replacement of certain components may be required based on the type of roof system, any deficiencies to be repaired. The counter flashing shall be inset into the mortar bed with a reglet and caulk with commercial grade sealant to ensure no water infiltration. Use backer rod where necessary. Importance is also placed on ease of future maintenance and longevity of the roofing system. All raised mechanical curbs to have correct sloping and drainage of water, add crickets as required and proper flashing. Install approximately 100ft of walking pads between each roof entrance the two RTU units on the roof. Install approximately All walking pads to allow water drainage as per manufacturer’s instructions. Walking pad placements to be verified by the designer of record and explicitly identified in their contract drawings and specifications. Add concrete splash blocks at each downspout, ensure that grade slopes away from building. xii. Contractor to scope out existing roof drains and internal gutters. Contractor to verify all gutters and downspouts adjacent to new PVC roof are operational. Clean, test, and repair all existing roof drains and internal gutters to ensure operational roof drain system. B128 is a historical building and will be occupied during construction. Contractor to provide temporary supplemental HVAC during construction while roof units are removed/detached to install the new roof system. Contractor to verify functionality of RTU’s prior to curb work and after reinstallation.
