Renovation of a municipal facility in Fort Benning, Georgia. Completed plans call for the renovation of a municipal facility.
This project consists of replacing the existing metal roof in entirety down to the roof decking and furring, making necessary repairs of all deficiencies in conjunction with the roof replacement, with a minimum 24-gauge standing seam metal roofing system that includes a 20-year NDL (No Dollar Limit) and finish warranty covering color fading. The contractor is responsible for verifying all existing conditions. The work will be conducted in two phases, with half of the building worked on per phase, maintaining two of the four vehicle/work bays operational at all times. The project includes replacing the rigid insulation, gutter and downspout systems, and other repairs to exterior deficiencies. Contractor is to replace up to 10% of roof decking and furring and may need to address repairs or replacement of flashing, soffit, curbs, drains, louvers, roof vents, roof exhausts, antenna, awning, masonry, caulking, sealant degradation, and insulation. Concrete splash blocks are to be added at each downspout, ensuring grade slopes away from the building. Lightning protection is required, with the contractor to obtain a Master UL Label. All work must follow manufacturers' instructions to maintain the warranty. The building will be occupied during construction. The general contractor must hire a third-party roof inspector, not their roofing sub, to conduct inspections and reports every two weeks, with a comprehensive inspection and report required before the pre-final job walk. The site must be restored to pre-construction condition.
