Progressive Design Build Services: Brookwood Library Tenant Improvements Project The City is initiating the design phase for improvements at the Hillsboro Brookwood Library, located at 2850 NE Brookwood Parkway, Hillsboro, Oregon. The two-story building is located east of the Hillsboro Airport and west of Dawson Creek Park. The overall project has multiple tenant improvements that are being bundled into a single project to support the longevity of the Brookwood Library and improve the experience and safety of staff and patrons of the library. The purpose of this RFP is to identify a design-build team capable of seamlessly integrating architectural design and construction with energy efficiency principles to deliver a comprehensive library improvement project. The selected design-build team will be responsible for the end-to-end design, development, and construction of the project. This includes architectural design, structural engineering, and building envelope design, all aligned with the requirements, best practices, and operational needs of the library. The scope of work includes the following: Provide a new elevator based on the 2024 elevator schematic design set. (Note that the existing elevator is to remain operational while the new one is going in.) Evaluate roof replacement options that optimize thermal performance and replace 40,000 square feet of roof with the intention to support reductions in energy use. Repair the surrounding deficient parapet based on the recommendations proposed in the roof repair 2019 assessment. Consider best practices that balance moisture control with energy efficiency. Remove and replace the interior sliding gate that separates the first-floor lobby from the library. The City intends to award a single contract from this RFP. The contract term for this Project will be approximately 12 months.
