CR#:2131866 The project is being undertaken to extensively renovate and convert the ground level of the existing building into an early learning center. Various areas of the second level - Commerce Chenango Office - will be renovated to create new office space and a boardroom. The entire facility will received updated access control systems and HVAC systems. The building was extensively renovated in the 1990s for the previous owner (business). Hazardous material testing has been completed. A small area of hazardous containing material exists in the northwest corner of the first floor. This space is scheduled to be abated and is included in the contract. General contract work includes new interior space fitout: partition walls, ceilings, finishes, flooring, casegoods, doors/entrances/glazing; new electrical, data and HVAC. The building is to remain open at all times. The contractor must provide dust control where/when necessary. The contractor must stage work as to not interfere with day-to-day operation on the second floor. Due to the municipal structure of the IDA. Work will be bid as four separate prime contracts - as required by NYS. HVAC Construction The project is funded through grants from NYS. As such, MWBE goals: 15% MBE and 15% WBE participation goals, as well as a 6% SDVOB participation goal This is a prevailing wage rate project. 10% retainage will be withheld during the course of construction. Contract Term: Two year term Bids may be held by the Owner for a period not to exceed forty-five (45) calendar days from the date of the openings of Bids for the purpose of reviewing the Bids and investigation of the qualifications of the Bidders and subsequent approval of the Bids and related documents by the owner. Bid proposals received after the date and time specified in the Invitation shall be considered unresponsive and will be returned to the Bidder unopened. The Owner reserves the right to reject any and all Bids or waive any informalities in the Bidding.
