Renovation of a playground / park / athletic field in Monkton, Maryland. Completed plans call for the renovation of a playground / park / athletic field.

Solicitation Summary This project shall consist of the Contractor providing all labor, materials, equipment, tools, insurance, etc., necessary to replace the roof, four windows and upgrade the plumbing system at the Lee Property associated with Gunpowder Falls State Park Project Location: 4401 Stansbury Mill Road Monkton, Md. 21111. Roof Replacement: a. Remove and properly dispose of old roofing materials to include a layer of asphalt and cedar shingles to expose the underlying wood purlins, approximately 1800 SF. Remove existing purlins to accept new plywood sheathing to the existing rafters. Remove and properly dispose of old roofing materials to expose the underlying wood sheathing, approximately 1500 SF. Total roof area = 3,300 SF (to include garage). b. The Contractor shall properly prepare the existing roof sheathing in accordance with the shingle manufacturer's instructions to receive new roofing system. The contractor shall notify the Project Engineer to inspect the existing sheathing after it is exposed and replace any damaged sheathing as per Unit Price # 1 @ 500 SF. Install new wood sheathing over the removed purlin area to be calculated under Unit Price # 1 @ 1800 SF. c. The Contractor shall install new aluminum drip edge on the entire perimeter of all the roof systems. d. The Contractor shall install new ice guard membrane in accordance with the manufacturer's instructions with a minimum of two (2) rows at the eaves and one (1) row at gable ends. Install 30-lb roof felt underlayment over the entire roof system. e. The Contractor shall install new flashing and counter flashing, etc. around all transitions from the new roof shingling to vertical siding or masonry surfaces according to the manufacturer's instructions, approximately 75 SF. f. Cut approximately 50 LF of slot for the installation of new ridge vent according to the manufacturer's instructions to replace previously removed ridge vents. g. Install approximately 3,300 SF of new asphalt architectural shingles according to the manufacturer's instructions. h. Install 50 LF of new ridge vent in prepared areas according to the manufacturer's instructions. Windows: i. Replace four @ approximately 21"x 24 1/8" windows to match removed dimensions to include associated frames, hardware, locks, closers, etc for a complete installation, according to the manufacturers written instructions. Water System: j. Design, build and install a new well water distribution system to replace the existing system. The new system will relocate/extend the existing system from below the deck to the basement mechanical room, approximately 30 LF away. New system shall include any new piping, pressure tanks, electrical connections, shut off valves, pressure switches, chlorine treatment system, water meters, and a new sediment filtration system. The system shall include all necessary components for a complete proper installation according to the manufacturers written instructions. Tie new system into the current piping of the house. Test system for proper operation. The contract duration is ninety (90) calendar days. The MBE Subcontract Participation Goal for this Solicitation is 0 %. All questions pertaining to this project must be submitted in writing via email to the Procurement Officer. Questions shall be submitted by Friday February 27, 2026 by 4:00 PM. Response to all questions will be loaded into the eMMA solicitation.
