Renovation of a multi-residential development in Chicago, Illinois. Completed plans call for the renovation of a two-story above grade, one-story below grade, eight-unit multi-residential development.
The Chicago Housing Authority invites qualified general contractors to submit sealed bids for the interior and exterior renovation of a two-story building (with basement) located at 132 N. Pine. The project consists of full modernization of an existing 2-story Type IIIA masonry structure classified as a Group R-2 residential occupancy. The scope includes, but is not limited to, comprehensive interior and exterior renovations to improve building systems, functionality, safety, and aesthetics. The building contains eight residential apartment units. All work shall be performed within the existing building footprint unless otherwise noted and shall comply with all applicable building codes and regulations. Contractors shall provide all labor, materials, permits, inspections, and coordination necessary to complete the work. All systems shall be installed, tested, and operational at project completion. Disturbed areas shall be restored to equal or better condition than the existing. Work must be done in accordance with all applicable state, local, and federal requirements. Contractor shall provide RRP certification for firms working on site. The CHA shall provide NEPA clearance to contractor in advance of commencing project. ICC certified energy efficiency measure installer is required. Coordination with abatement vendor for lead and asbestos is necessary. The Scope of Work is further described in the detailed Technical Specifications and Drawings. The General Contractor is responsible for any cost associated with weather conditions to complete the project within the specified contract length of time. General contractor will not be permitted to use the elevators for construction materials or demolition debris. The Bid Submittal must include required forms, licenses, bid bond, schedule, and additional documentation as specified. Bids must be submitted electronically. Additional rules regarding addenda, wage requirements, false statements, and requests for information apply. Failure to submit complete and accurate documents may result in the bid being deemed non-responsive and ineligible for award.
